Bexar County CAD now officially means the Bexar Central Appraisal District (BCAD). The district changed from “Bexar Appraisal District” to its current name effective January 1, 2026. BCAD handles appraisal records, values, exemptions and protests. It does not collect your property taxes or maintain the official deed record.

What Is Different About Bexar County CAD in 2026?

Several details make a 2026 BCAD search different from a generic Texas CAD lookup. The district has a new official name, fewer owners received appraisal notices this year, and many timely protests are now in the informal or ARB-hearing stage.

The appraisal district establishes property values and exemption information. Taxing units adopt tax rates, and the Tax Assessor-Collector produces and collects the resulting tax bills.

Important 2026 notice distinction: a Notice of Appraised Value is not a tax bill. It is the appraisal-stage notice that lets you review value, exemptions and protest information before tax bills are calculated later in the year.

Why Many Bexar Owners Did Not Receive a 2026 Appraisal Notice

BCAD reported that most of the more than 734,000 properties it reviewed did not change enough to require a 2026 notice. A successful 2025 protest can also affect whether a 2026 value notice was generated.

A Notice May Not Be Required

BCAD explains that a notice is generally required in situations such as an increase of at least $1,000, a value exceeding a timely rendition, a property newly appearing on the roll, or a prior exemption being canceled or reduced.

2025 Protest Carry-Forward

If a 2025 market value was reduced through an informal meeting or ARB hearing and was not appealed further, BCAD says that resolved value generally remains for 2026 unless specified property changes or evidence justify something different.

Practical takeaway: no paper notice does not mean “do nothing.” Search the live BCAD account, confirm ownership, value, mailing address and exemptions, and act on any current notice or hearing that applies to your property.

Confirm the home is your qualifying residence

The general residence homestead is tied to ownership interest and use as your principal residence. You cannot claim another residence homestead at the same time.

Check the BCAD ownership record

If a recently recorded deed has not yet appeared, BCAD can receive the transfer automatically from the County Clerk, and owners may submit recorded-deed information through the Help Center to help expedite an update.

Prepare identification and supporting documents

Have the property information, qualifying ID and any required age, disability, veteran, manufactured-home or ownership documentation ready before starting.

Use BCAD Online Services, an official BCAD form or the BCAD Help Center as appropriate for your exemption type.

Check the property record after processing

Save your filing confirmation and later verify that the exemption appears correctly on the account. If an exemption is canceled or reduced unexpectedly, use the BCAD Help Center instead of assuming the Tax Office can restore it.

Paid homestead solicitations: filing directly with BCAD is free. A mailed advertisement or private application service is not the same thing as the appraisal district.

Filed a 2026 BCAD Protest? What Happens Now

The ordinary 2026 filing deadline was May 15 for most owners, or 30 days from a later appraisal notice when applicable. BCAD’s separate good-cause late-protest request had to be received before July 20. In August, the useful question for many owners is no longer “How do I file?” but “What do I do with the protest I already filed?”

Residential Informal Conference

For timely residential protests, BCAD’s 2026 Appointy process lets eligible owners self-schedule a phone or video informal conference, generally during May through August.

BCAD says its appraiser may call from 210-750-9398. Save the number if you have an active scheduled conference.

Request BCAD’s Evidence

An active protest must be on file before BCAD evidence can be released. A written request can be made during filing or later through the approved methods, including the Help Center.

For a timely written request, BCAD says the district evidence is provided no later than 14 days before the formal ARB hearing.

Useful evidence may include comparable sales, a recent closing statement, condition photographs, repair estimates, incorrect square footage or other property-specific information.
Business Personal Property

Bexar County BPP and the $125,000 Income-Producing Property Exemption

BCAD’s 2026 guidance explains that HB 9 can exempt up to $125,000 of qualifying income-producing personal property value per location, but the correct filing action depends on the account and total value.

BCAD says a business that believes its total BPP value at a location exceeds $125,000 needs to file a rendition and report the property.

Under $125,000

A short certification may be available instead of a full rendition when the account and current rules allow it.

Related Businesses

Related businesses at the same address can be treated as a unified business enterprise, which can affect how the exemption threshold is applied.

Do not guess whether “under $125,000” means no filing is required. Check the BCAD BPP instructions for your account and save proof of any rendition, short certification or document submission.

Where to Search and Pay Bexar County Property Taxes

BCAD does not accept property-tax payments. Use the Bexar County Tax Assessor-Collector for the actual account balance, statement, receipt, delinquency status and payment options.

Bexar County currently states that online eCheck payments have no processing charge.

Card Fee

The county currently publishes a 2.10% convenience charge for online credit-card payments through its authorized processor. Verify the fee at checkout because processor terms can change.

Payment Plans

Bexar publishes half-payment, qualifying four-payment and a special 10-month plan for certain homestead owners with qualifying exemptions.

Five Records to Check Before Relying on a Bexar County Property

1. BCAD Property Record

Confirm Property ID, situs address, current owner clue, land/improvement characteristics, appraised value and exemptions.

2. Parcel / Map Context

Review the parcel location and adjoining property context, while remembering the appraisal map is not a legal survey.

3. Tax Account

Check the actual Tax Office account for amounts due, delinquency and payment status rather than estimating from BCAD value alone.

4. Clerk Land Records

Review recorded deeds and other relevant land records when ownership history or recorded encumbrances matter.

5. Permits / Zoning

Use the appropriate City of San Antonio or county development office for permits and zoning. BCAD does not approve construction or land-use changes.

Use the official BCAD property search. You can search using fields such as owner name, street number, street name, Property ID, Geographic ID, business name and property type. A known Property ID is usually the cleanest starting point.

Why is my Bexar address search not returning a property?

BCAD’s classic search advises users not to include directional prefixes such as N, S, E or W and not to include suffixes such as Dr., St. or Rd. Start with the street name or its first few letters, then narrow the results.

Why did I not receive a 2026 BCAD appraisal notice?
