How to Read a Wilson CAD Property Record

Record Field What It Means What to Verify
Property ID The appraisal account identifier. Use the exact number on forms, protests and tax searches.
Owner ID An identifier associated with the owner. One Owner ID may connect to multiple accounts.
Geographic ID A geographic parcel-reference number. Useful for rural-property and GIS matching.
Situs address The physical location when available. Do not confuse it with the owner’s mailing address.
Legal description Abstract, survey, subdivision, lot, block or tract description. Compare it with the deed and current survey.
Acreage The acreage used for appraisal purposes. CAD acreage is not a legal boundary determination.
Market value The district’s January 1 estimate of market value. Review land and improvement values separately.
Productivity value A special value for qualifying agricultural, timber or wildlife-management land. Confirm the qualifying acreage and land-use category.
Homestead cap loss Value excluded by the residence-homestead appraisal limitation. Market value can rise faster than limited appraised value.
Circuit-breaker cap loss Value excluded by the temporary non-homestead limitation. Eligibility depends on property type and the current value threshold.
Taxing jurisdictions County, city, school and special districts attached to the account. Compare the entity list with the later tax statement.
Deed history An appraisal-maintenance ownership history. Confirm actual recorded instruments through the County Clerk.

2026 tax statement The Tax Office search currently lists tax years only through 2025, so the issued 2026 bill is not yet available in that portal.
The 10% homestead limitation does not necessarily limit the displayed market-value increase. It generally limits appraised value rather than Wilson CAD’s market-value estimate.
A 2026 appraisal value is not the final 2026 property-tax amount. Final taxes depend on the certified taxable value and tax rates adopted by county, city, school and special districts during the rate-setting process.

Wilson County Homestead and Related Exemptions

General residence homestead Available for a qualifying principal residence and includes the current statewide school-district exemption.
Age 65 or disabled Qualifying homeowners may receive an additional exemption, tax ceilings, deferral rights and installment options.
Disabled veteran or survivor Relief can range from a partial exemption to a total residence-homestead exemption depending on the statutory category.

Missed the normal application period? Certain residence-homestead applications may qualify for statutory late filing. Submit the application promptly and ask Wilson CAD to review eligibility.

Wilson County Agricultural Appraisal: Pasture, Hay, Crops and Livestock

Agricultural appraisal is a productivity valuation rather than a complete tax exemption. The land must be currently and principally devoted to qualifying agricultural production at the degree of intensity generally accepted in the area.
Principal use Agriculture must be the tract’s main use rather than a minor activity around a residence, recreational property or future development site.
Use history Open-space land generally needs qualifying agricultural or timber production during five of the preceding seven years.
Production evidence Useful proof includes leases, receipts, livestock records, crop records, expenses, photographs and sales documentation.
Wilson CAD’s forms page currently directs users to the Texas Comptroller’s agricultural guidelines rather than publishing a simple county acreage table. Do not invent a minimum acreage, animal-unit ratio or hive requirement from another appraisal district.

Evidence to Prepare by Operation

Wilson County Timber, Wildlife Management and Beekeeping

Timber appraisal Qualifying commercial timberland uses a separate application and productivity appraisal.
Wildlife management Land generally must already qualify for open-space agricultural or timber appraisal before converting to wildlife-management use.
Beekeeping Beekeeping can be an agricultural use when the land, hive intensity, use history and commercial purpose meet the applicable requirements.

Wildlife Management Workflow

  • Confirm the tract qualified for 1-d-1 agricultural or timber appraisal in the preceding year.
  • Prepare the Texas Parks and Wildlife Department wildlife-management plan.
  • Identify a sustaining breeding, migrating or wintering population of indigenous wildlife.
  • Perform at least three qualifying wildlife-management activities.
  • Keep maps, receipts, photographs, census records and annual activity logs.
  • Submit the wildlife annual report when required.

Beekeeping Questions to Confirm Before Buying Hives

Question Why It Matters
How many qualifying acres remain after excluding the homesite? The residence, yard and other nonagricultural area may not count toward the operation.
What hive intensity will Wilson CAD accept for this Property ID? Wilson CAD does not publish a simple county hive table on its current forms page.
How long must active colonies remain on the property? Temporary or token placement may not satisfy the principal-use requirement.
What product or service is being produced? The operation should involve pollination, honey, wax, bees or another product of commercial value.
Does the tract have the required agricultural-use history? Buying hives now does not automatically establish five of the preceding seven years.
Use Wilson CAD’s answer for Wilson County. A beekeeping, wildlife or timber standard from Bexar, Guadalupe, Atascosa or another county may not reflect the district’s local degree-of-intensity determination.

Business Personal Property, Manufactured Homes and Mineral Accounts

Business personal property Inventory, furniture, fixtures, computers, machinery, equipment and vehicles used to produce income.
Manufactured homes The home and land can have separate owners, appraisal accounts, tax accounts and title records.
Mineral, utility and industrial property Wilson CAD directs specialized value and ownership questions to TY Pickett contacts.
Normal rendition deadline: April 15. A timely written extension request generally moves the deadline to May 15, with a possible additional good-cause extension.

How to Protest a 2026 Wilson County Appraisal

Use the deadline printed on the Notice of Appraised Value. The usual Texas deadline is May 15 or 30 days after the notice was delivered, whichever is later.
Current timing: July 2026 is within Wilson County’s normal ARB hearing season. Many ordinary protest deadlines have passed, but later notices and limited statutory remedies can still apply.

Early-Payment Discounts

The appraisal search already includes tax year 2026, but the separate Tax Office search currently lists tax years only through 2025. The issued 2026 tax statement is not yet available there.
