What Stage Is Harris County Property Tax Work in Right Now?

August is different from April or May. Most property owners are no longer deciding whether to file an ordinary May protest; they are checking account certification, preparing for or completing hearings, reviewing exemption results and waiting for the tax-assessment stage to move toward billing.

“Houston” is a city and mailing address, while appraisal districts follow county and taxing-unit boundaries. City of Houston mapping systems incorporate parcels from multiple appraisal districts. Confirm the county before assuming HCAD is the correct search.

HCAD Search Says No Result? Try These Fixes

What the HCAD Property Record Actually Tells You

Do not stop at the owner name and market value. Several fields can materially change a tax, protest, purchase or title investigation.

HCAD states that Texas law restricts the online display of certain residential information such as photographs, sketches, floor plans and information indicating an owner’s age.

One of the biggest Harris County property-tax mistakes is treating the top market-value figure as the amount that every taxing unit taxes.

The homestead cap is commonly misunderstood. The cap generally limits growth in the appraised value of a qualifying residence homestead; it does not mean HCAD is prohibited from showing a market value increase greater than 10%.

Important 2026 Homestead Numbers for Harris County Homeowners

$140,000 School Exemption

Texas school districts are required to provide a $140,000 general residence-homestead exemption to qualifying homeowners.

+$60,000 Age 65 / Disabled

Qualifying homeowners age 65 or older or disabled receive an additional mandatory $60,000 school-district residence-homestead exemption.

20% Harris County Option

HCAD currently states that Harris County provides a 20% optional homestead exemption for qualifying residence-homestead accounts.

Do not calculate every taxing unit from one exemption number. School, county, city, college, MUD, emergency-service and other taxing units can apply different exemption rules. Use the jurisdiction/exemption section on the actual HCAD account and later verify the billed values on the Tax Office statement.

Filing is only the first half of the job. After submitting an exemption application, return to the HCAD account later and confirm the exemption was actually approved and attached to the correct taxing units.

Make sure the HCAD property account is the residence you own and occupy as your principal home.

HCAD’s online filing process asks when the property became your principal residence.

HCAD’s online general-homestead/over-65 filing process requires a Texas driver’s license or state ID matching the residence address, subject to applicable exceptions and documentation rules.

Missed the Normal Filing Period?

HCAD’s online exemption system states that a late general-homestead application may still be filed if it is submitted no later than two years after the delinquency date for the taxes.

Account-specific facts can change the available remedy, so verify eligibility with HCAD.

Five-year requalification scam warning: HCAD currently says Harris County property owners do not need to automatically reapply for their homestead every five years. Respond when HCAD specifically requests requalification by mail; do not pay an unrelated company simply because it claims a blanket five-year renewal is mandatory.

Incorrect living area, land size, condition, property class, pool, garage or neighborhood assignment can matter as much as a sale-price comparison.

Dated photographs, repair estimates, inspection findings, measurements, surveys, closing documents and well-adjusted comparable properties are easier to follow than a large unorganized upload.

Prepare for the actual hearing format

Follow the exact instructions on your current hearing notice. HCAD’s contact page presently lists Saturday hearing availability in June, July and August.

Do not protest only because your tax bill is high. The ARB reviews protestable appraisal-district actions such as value, unequal appraisal, exemption denial or property-description issues. Tax rates are adopted by taxing units, not by HCAD.

Business personal property

Harris County Business Personal Property: The $125,000 Threshold

Business personal property is not handled like a house or vacant lot. HCAD has a separate search and rendition process for tangible property used to produce income.

HCAD states that a business generally must render qualifying tangible personal property when the combined market value at the location exceeds $125,000.

$125,000 or Less

HCAD describes a simplified certification option for qualifying businesses whose total value does not exceed $125,000.

January 1 Snapshot

The rendition should reflect ownership, location and business assets as of January 1.

2026 ordinary rendition filing has passed. HCAD’s normal business-personal-property rendition deadline is April 15, with applicable extension procedures. If you failed to file or received a later notice, use current HCAD instructions rather than copying an old deadline from another county.
Agriculture / timber / wildlife

Harris County Agricultural Appraisal Uses Harris-Specific Intensity Standards

Do not copy a beekeeping or pasture rule from a neighboring Texas county. HCAD publishes local degree-of-intensity standards and a rotating requalification schedule.

Dry crops Generally 10 acres plus crop-specific production standards. Yield and management requirements matter—not acreage alone.
Improved pasture HCAD publishes acreage and animal-unit standards. Stocking and management must reflect accepted local intensity.
Timber HCAD publishes minimum acreage and management requirements. Timber management documentation can be required.
Wildlife management HCAD currently lists 12.6 acres in its intensity table. Land generally must have qualified for 1-d-1 open-space appraisal in the preceding year.
Beekeeping Six hives on 5–20 qualifying acres. HCAD states that more than 20 acres cannot qualify under the beekeeping category.
Buying hives is not enough. Agricultural appraisal is based on qualifying agricultural use, history and local intensity requirements. Confirm the current HCAD standard before spending money solely to pursue a property-tax valuation.

Never use the HCAD market-value page as proof that taxes were paid. Appraisal data and tax-collection data are separate. A lender, buyer or closing file that needs proof of payment should use the Harris County Tax Office receipt or another appropriate official record.
