Appraised Value Is Not the Same Thing as Your Tax Bill
The appraisal district establishes property values and exemption information. Taxing units adopt tax rates, and the Tax Assessor-Collector produces and collects the resulting tax bills.

Why Many Bexar Owners Did Not Receive a 2026 Appraisal Notice
BCAD reported that most of the more than 734,000 properties it reviewed did not change enough to require a 2026 notice. A successful 2025 protest can also affect whether a 2026 value notice was generated.
A Notice May Not Be Required
BCAD explains that a notice is generally required in situations such as an increase of at least $1,000, a value exceeding a timely rendition, a property newly appearing on the roll, or a prior exemption being canceled or reduced.
2025 Protest Carry-Forward
If a 2025 market value was reduced through an informal meeting or ARB hearing and was not appealed further, BCAD says that resolved value generally remains for 2026 unless specified property changes or evidence justify something different.

Filed a 2026 BCAD Protest? What Happens Now
The ordinary 2026 filing deadline was May 15 for most owners, or 30 days from a later appraisal notice when applicable. BCAD’s separate good-cause late-protest request had to be received before July 20. In August, the useful question for many owners is no longer “How do I file?” but “What do I do with the protest I already filed?”
Confirm the protest is active and save the filing confirmation.
Residential owners can use BCAD’s scheduling process when eligible.
Submit your support and request BCAD’s ARB evidence when appropriate.

BCAD’s 2026 guidance explains that HB 9 can exempt up to $125,000 of qualifying income-producing personal property value per location, but the correct filing action depends on the account and total value.
