If your Harris County home is your principal residence, a Texas residence homestead exemption can substantially reduce the taxable value used by participating taxing units.

For 2026, HCAD lists a 20% Harris County optional homestead exemption, while Texas school districts must provide at least a $140,000 residence-homestead exemption. Your city, school district, college district, MUD and other taxing units can have different exemption rules.

What Is the Harris County Homestead Exemption?

The short answer

The Texas residence homestead exemption removes part of the value of your qualifying home from taxation. In Harris County, the exemption can apply differently to each taxing unit on your property-tax account.

HCAD currently lists a 20% optional homestead exemption for Harris County. For school district taxes, Texas law requires a $140,000 residence homestead exemption.

Other taxing units may offer their own optional percentage or dollar exemption. This is why two Harris County homeowners with similarly priced homes can have different total tax savings.

The Harris County 20% exemption reduces the taxable value for the Harris County taxing unit. Your total bill contains other jurisdictions—such as a school district, city, MUD, college district or emergency-services district—with their own rates and exemptions.

Eligibility

Who Qualifies for a Harris County Homestead Exemption?

The core test is simple: you must have an ownership interest in the property and use it as your principal residence. HCAD also requires a Texas driver’s license or state ID showing the same property address for the standard online application process.

Requirement 1

Own the property

You need an ownership interest in the residence. HCAD may require evidence of title when ownership information on the account needs correction.

Requirement 2

Make it your principal residence

The home must be the residence you use as your principal residence under Texas property-tax rules. You cannot claim the general residence homestead exemption on multiple homes.

Requirement 3

Match your Texas ID address

HCAD’s online exemption system requires the Texas driver’s license or state ID address to match the residence address for the property being claimed.

Requirement 4

Do not claim another homestead

The Texas residence homestead exemption is tied to your principal residence. A second home, investment property or vacation property does not become a homestead merely because you own it.

Requirement 5

Use the correct tax year

Homestead status is generally determined by your ownership and residence circumstances for the applicable tax year. Recent Texas law also allows certain purchasers after January 1 to receive a prorated exemption when statutory conditions are met.

Requirement 6

Keep eligibility current

Moving out, selling the property, changing the property to a rental or otherwise ending principal-residence use can end the exemption.

New-home buyers: January 1 is no longer the whole story.

HCAD’s 2026 guidance explains that recent legislation allows a homeowner who acquires and occupies a home after January 1 to receive the residence homestead exemption for the applicable portion of that tax year when the previous owner did not receive the same exemption. The application must be filed before the first anniversary of acquisition for that applicable portion.

Your property-tax account can show several different exemption values because exemptions are applied by taxing unit. HCAD’s 2026 jurisdiction records illustrate how the same Harris County property can receive different exemptions from its school district, county, hospital district, city, MUD and other jurisdictions.

HCAD’s jurisdiction records show a 20% Harris County exemption with a $336,000 exemption amount on accounts where the underlying homestead value is high enough to produce that figure. That is not a universal $336,000 exemption for every homeowner. A 20% exemption is calculated from the applicable property value.

Do not add exemptions together blindly.

A $140,000 school exemption and a 20% county exemption are not necessarily two discounts applied to the same tax charge. Each exemption is associated with a taxing unit and its taxable value.

Harris County homeowners apply to HCAD—not the Harris County Tax Assessor-Collector. HCAD offers online filing for eligible homeowners and also accepts the official residential homestead application.

HCAD identifies Form 11.13 as the application for general residential homestead, over-65, disability, over-55 surviving spouse and 100% disabled-veteran residence homestead exemptions.

Submit the application to HCAD

Do not send the homestead application to the Harris County Tax Office. HCAD processes the exemption; the Tax Office receives updated exemption information after approval.

Important: Keep a copy or electronic confirmation showing that you submitted the application.

Verify the exemption on your account

After HCAD processes the application, return to your property record and confirm that the exemption appears.

If missing: Contact HCAD at 713-957-7800 with your account number and filing information.
2026 regular deadline: April 30.

HCAD states that regular residential homestead applications should be filed between January 1 and April 30. If an application is postmarked by April 30, HCAD can process it before the fall tax statement cycle.

Late applications can still be possible.

HCAD’s online exemption system states that a late application may be filed no later than two years after the delinquency date for the taxes. Special rules can apply to over-65 and disability exemptions and to homeowners who acquired a property after January 1.

Heir property is a special case.

HCAD states that Texas law makes it easier for certain heir-property owners to qualify. A person receiving a partial homestead exemption on heirship property may be able to apply for a 100% homestead exemption even when the home has co-owners, subject to the statutory requirements.

Over-65, Disability, Veteran and Surviving-Spouse Exemptions

The general homestead exemption is only one part of the Texas property-tax system. Qualified Harris County homeowners may also receive additional exemptions or tax protections.

Age 65+

Over-65 homestead

Homeowners who qualify for the over-65 exemption can receive an additional exemption from school taxes and may receive additional benefits from other taxing units that adopt applicable exemptions.

HCAD notes that over-65 applicants can qualify for the exemption in the year they meet the age requirement.

Disability

Disability exemption

A qualifying disabled homeowner can receive an additional residence homestead exemption. HCAD states that adequate documentation is important because insufficient proof is a common reason for denial.

Veterans

Disabled veteran exemption

Texas provides property-tax exemptions for qualifying disabled veterans. HCAD’s Form 11.13 is also used when applying for the 100% disabled-veteran residence homestead exemption.

Surviving spouse

Over-55 surviving spouse

Certain surviving spouses can retain qualifying homestead tax benefits when the statutory conditions are met. HCAD includes over-55 surviving spouse on the Form 11.13 exemption category.

Tax deferral

Over-65 / disability deferral

An eligible homeowner may have a separate right to defer certain property taxes. Deferral is not the same thing as an exemption: deferred taxes remain a tax liability and can accrue interest under the applicable rules.

Exemption vs. deferral

An exemption reduces the taxable value or tax owed under the exemption rules. A deferral postpones payment. If you are deciding between them, ask HCAD which program fits your circumstances.

The residence homestead exemption removes a qualifying amount or percentage of value from taxation for the relevant taxing unit.

Examples include the $140,000 school exemption and Harris County’s 20% optional exemption.

10% appraisal limitation

Limits annual appraised-value growth

A qualifying residence homestead can also receive a limitation on annual appraised-value increases. This is different from the exemption itself.

The cap does not mean your property can never increase in value; it limits the appraised-value increase under the applicable Texas rules.

A lower taxable value and a lower appraised value are not the same thing.

When reviewing your HCAD account, distinguish market value, appraised value, assessed/taxable value, exemption value and the value limitation. Mixing these numbers is one of the easiest ways to overestimate your tax savings.

HCAD determines property values and exemption eligibility. The Harris County Tax Assessor-Collector collects property taxes and processes tax statements.
