Search your FBCAD property account first
Find your property by address, owner name, account number, Quick Ref ID or Geographic ID and confirm you have the correct parcel.
Open the FBCAD exemption application
FBCAD uses an online exemptions system supported by the JustAppraised platform.
Select the correct exemption
Form 50-114 covers the general residence homestead and several additional residence-homestead categories. Select only the exemptions for which you actually qualify.
Enter ownership and residence details
The application asks about the property, ownership interest, principal residence, previous residence and other qualification facts.

Form 50-114 + Texas ID
FBCAD lists a completed Residence Homestead Exemption Application and a clear copy of a current Texas driver license or Texas ID. The address generally must match the principal residence.
Proof of age
FBCAD can only automatically process the age-65 exemption when it has suitable documentation. A Texas driver license, Texas ID or birth certificate can be used as proof of age.
Social Security disability evidence
FBCAD requests a current Social Security award letter showing the date the applicant became disabled under the qualifying federal standard.
Current VA documentation
FBCAD requests current VA documentation showing 100% service-connected disability or payment at the 100% rate because of individual unemployability.
Marriage license
FBCAD’s current document guidance asks married applicants with different last names to attach a marriage license.
Ownership evidence
A TDHCA ownership document, qualifying bill of sale or applicable manufactured-home affidavit may be needed.
The form itself says to file with the appraisal district—not the Texas Comptroller.

Missed the Fort Bend Homestead Exemption Deadline?
FBCAD lists April 30 as the normal filing date for residence-homestead exemptions. Its published guidance also states that many late residence-homestead applications may be filed up to two years after the delinquency date for the tax year being claimed.

Fort Bend Homestead Exemption vs. the 10% Homestead Cap
The exemption and the cap are related but they are not the same benefit. The exemption subtracts qualifying value. The cap limits how quickly the qualifying appraised value can increase.
Market value rises from $300K to $380K
The market-value notice can show $380,000 even when the qualifying capped appraised value is lower.
$300K × 1.10 = $330K
If the statutory limitation applies and there are no qualifying new improvements, the appraised value may be limited even though market value remains higher.

When Does the 10% Fort Bend Homestead Cap Start?
Qualify on January 1, 2026
FBCAD explains that the homestead limitation generally does not become effective until January 1 of the following year. In this simplified example, that is January 1, 2027.
Buy and qualify during 2026
You can receive a prorated general exemption during 2026, but the homestead cap does not immediately attach on the move-in date. The required January 1 qualification sequence still matters.

Disabled Veteran Homestead Exemptions in Fort Bend County
$5,000 to $12,000 exemption
Texas provides partial disabled-veteran exemptions based on the VA service-connected disability rating. This type of benefit is not always limited to a residence homestead.
Total residence-homestead exemption
A veteran receiving 100% disability compensation because of a service-connected disability and qualifying 100% disability or individual-unemployability status can qualify for exemption of the total appraised value of the residence homestead.

Applications can remain pending for weeks, and FBCAD says processing can take up to 90 days.
