How to Read a Collin County Appraisal Record

Record field What it means What to verify
Account or property ID Collin CAD’s unique identifier for the appraisal account. Use it when contacting the CAD, submitting forms or matching the tax record.
Owner ID An identifier connected with the owner record. The taxpayer portal may request this ID with the eFile PIN from a mailed notice.
Owner and mailing address The ownership and correspondence information carried by the CAD. Compare ownership with the recorded deed and keep the mailing address current.
Property address The physical or situs location assigned to the property. It can differ from the owner’s mailing address.
Legal description An abbreviated lot, block, subdivision, survey or tract description. Verify it against the recorded deed and plat before using it for legal purposes.
Market value The district’s opinion of market value as of January 1 for the appraisal year. Check the selected year, land, improvements, condition and property classification.
Appraised value The value after applicable appraisal limitations or special appraisal treatment. It may differ from market value because of a homestead cap or other limitation.
Taxable value The value remaining for a particular taxing unit after exemptions. Different entities can show different taxable values.
Land value The appraised component assigned to the lot or acreage. Review land size, location, use, frontage and neighborhood assignment.
Improvement value The value assigned to houses, buildings and other improvements. Check square footage, year built, construction class, quality and condition.
Exemption codes Approved homestead, age-65, disability, veteran or other exemption information. A missing exemption can indicate no application, pending review, denial or account mismatch.
Taxing entities The county, city, school, college, MUD and other districts connected to the account. Confirm city, school and special-district assignments carefully.
Deed history Appraisal-system references to ownership or transfer activity. Use the County Clerk’s recorded document for legal verification.
Market value is not the tax bill. The CAD certifies appraisal values. Each local taxing unit adopts a tax rate, and the Tax Assessor-Collector applies the certified taxable value and adopted rate to the account.
GIS and parcel research

How to Use the Collin CAD Interactive Map

The GIS map helps identify an appraisal parcel and its relationship to roads, subdivisions and nearby accounts. It is not a boundary survey, zoning certificate or title report.

Open the official Collin CAD map. Use the district’s interactive GIS application.
Search by property ID or a clear address. The property ID usually produces the cleanest match. An address can be less reliable for new construction or recently assigned streets.
Select the mapped parcel. Compare the owner, property ID, address and legal description with the regular property-search page.
Review neighboring appraisal accounts. Nearby properties can help with research, but location alone does not make them valid protest comparables.
Check subdivision and plat records separately. Use the County Clerk’s record search, change the department to Plats and search the subdivision or recorded instrument.
Use a licensed survey for boundary work. Do not place a fence, structure, driveway or utility based only on an online GIS outline.
The CAD map does not prove city limits, zoning, easements or buildable area. Verify municipal jurisdiction, plat restrictions, easements, flood information, utility service and development requirements with the appropriate official agency.
Local search strategy

Collin County Search Tips by Property Location

Collin County includes dense established neighborhoods, fast-growing subdivisions, rural acreage and properties with municipal utility or special-district accounts. The best search method changes with the property.

Established urban property Plano, Allen and central McKinney Begin with the property address. Compare the exact subdivision, lot, block, improvement size and city or school-district coding.
Fast-growth corridors Frisco, Prosper and Celina Use the property ID for recently completed homes. Confirm the January 1 completion stage, improvement percentage and special-district entities.
New eastern development Princeton, Melissa, Anna and Lavon Check whether the deed, subdivision plat, address and new improvement have reached every official database.
Rural and acreage property Farmersville, Blue Ridge, Weston and Nevada Owner, property ID, survey, abstract, tract description or interactive map may work better than a street address.

New-construction check

  • Confirm the January 1 completion status.
  • Review living area and improvement class.
  • Check whether unfinished areas were included.
  • Save dated construction photographs.
  • Compare the deed and closing date.

MUD or special-district check

  • Read every taxing entity on the account.
  • Do not assume the city provides every service.
  • Check the entity’s tax rate separately.
  • Review homestead exemptions by entity.
  • Compare the tax statement with the CAD list.

Recently purchased property

  • Verify deed recording with the County Clerk.
  • Allow time for the CAD owner update.
  • Update the mailing address.
  • Apply for homestead when eligible.
  • Review notices sent to the prior owner.
Current appraisal phase

What 2026 Certified Status Means for Property Owners

Collin CAD’s 2025–2026 reappraisal calendar scheduled appraisal-roll certification for July 25, 2026. The official search now identifies 2026 as certified, and the district has posted a certified value summary and totals.

Appraisal phase 2026 roll certified Certified values are delivered to taxing units for tax-rate and levy calculations.
Ordinary protest phase May 15 deadline passed The ordinary real-property filing window has closed for most accounts.
Tax-rate phase August and September Local entities publish proposed rates, hearings and adopted rates through Truth in Taxation.

What certification does

  • Finalizes most appraisal records for the tax cycle.
  • Allows values to be delivered to taxing units.
  • Supports rate and tax-statement calculations.
  • Changes the remedy from an ordinary timely protest to narrower statutory procedures.

What certification does not do

  • It does not make a CAD record a legal title document.
  • It does not prevent ownership or mailing-address updates.
  • It does not eliminate all late exemption provisions.
  • It does not eliminate qualifying correction motions or supplemental appraisal activity.
Do not file a standard protest form late without identifying a valid legal basis. Contact Collin CAD with the property ID, tax year, notice date and exact issue. Ask which late-protest, exemption, correction or supplemental procedure applies before submitting duplicate forms.

Tax search and payment

How to Check and Pay Collin County Property Taxes

Collin CAD certifies appraisal values but does not collect the resulting tax. Use the Collin County Tax Assessor-Collector’s official search for statements, balances, receipts and payment processing.

Open the official Collin County tax search. Go to taxpublic.collincountytx.gov/search.
Select the strongest available search field. The portal accepts account number, owner name, mailing address, owner ID, property address, appraisal-district number, statement number or legal description.
Enter owner names last name first. Use a format such as DOE JOHN or DOE J.
Confirm the exact account. Compare owner, property address, legal description, CAD identifier and tax-account number.
Review each tax year and taxing entity. Look for current amounts, prior-year balances, penalties, interest and collection fees.
Review payment-method charges. Electronic-payment processors can add a convenience fee separate from the property tax.
Authorize payment only after verifying the year. A multi-property owner should check every account number and tax year before submitting funds.
Save the receipt. Retain the confirmation number, account number, paid tax year, payment date and total amount.

Appeals and post-deadline remedies

Collin CAD Protest, eFile and Correction Guidance

The ordinary 2026 real-property protest deadline was May 15, 2026. Do not present a new standard protest as timely unless a later notice deadline or another legal exception applies.
Identify the exact issue and tax year. Examples include market value, unequal appraisal, incorrect property characteristics, exemption denial, ownership, agricultural appraisal or notice delivery.
Find the mailed appraisal or exemption notice. The notice contains the Owner ID, eFile PIN, account details, mailing date and property-specific deadline.
Register for the taxpayer portal when applicable. Open the registration page and enter the Owner ID and eFile PIN from the notice.
Determine whether a late remedy exists. A later-mailed notice, denied exemption, clerical error, multiple appraisal, substantial-error motion or another statutory circumstance may use a different deadline.
Ask Collin CAD for the correct procedure. Provide the account number, notice date, tax year and exact requested correction. Avoid submitting several unrelated forms.
Use the official protest form when instructed. The 2026 form permits filing through Online Appeals eFile, by mail or in person.
Preserve proof of delivery. For mailed filings, use a counter-issued Certificate of Mailing or Certified Mail receipt rather than relying on a collection-box drop date.
Organize evidence around the legal issue. State the requested value or correction and explain how each document supports that result.
Follow hearing-mode requirements. The 2026 form provides in-person, affidavit or declaration, telephone and videoconference options, subject to evidence and scheduling rules.

Evidence that can help

  • Sales close to the January 1 appraisal date.
  • Comparable properties with similar location, size, age and quality.
  • Dated photographs of condition problems.
  • Inspection reports and contractor estimates.
  • Evidence of incorrect square footage or completion percentage.
  • Comparable appraisal records supporting unequal appraisal.

Evidence that is weak alone

  • A mortgage or loan balance.
  • The amount the tax bill increased.
  • An undated automated online estimate.
  • A nearby property with different characteristics.
  • Repairs completed after January 1 without earlier-condition evidence.
  • A requested value with no calculation.
Mailing procedures changed for 2026 filings. Collin CAD’s 2026 protest form warns that mail dropped into a collection box may receive a regional-hub postmark one or two days later. Obtain official mailing proof at the postal counter for deadline-sensitive documents.

How to Read Collin County Tax Rates and Exemptions

Collin CAD maintains a searchable table containing entity type, entity code, entity name, exemptions, homestead amounts, age-65 and disability relief, freeze information and maintenance, operations, debt and total tax rates.

City and county entities

Check whether the account is inside an incorporated city and whether the listed county entities match the property’s location.

School district

Verify the assigned ISD and the school homestead, age-65, disability and tax-ceiling information.

MUD and special districts

Newer developments can include municipal utility, water-control, emergency-service or other special taxing districts.

Basic entity-tax estimate

Taxable value ÷ 100 × adopted tax rate = estimated tax for that entity.

Calculate each entity separately using the taxable value shown for that entity. Do not add every rate in the county database because only entities listed on the property account apply.

2026 rates may be proposed rather than final during August. Use the live Truth-in-Taxation database to check hearing dates, proposed tax amounts and adopted-rate updates for the entities on the property.
Buyer and owner checks

What to Verify Before and After a Collin County Sale

Before buying

  • Match the CAD account to the deed description.
  • Check improvement size and completion status.
  • Review city, school and special districts.
  • Check current and delinquent tax balances.
  • Do not assume the seller’s exemptions transfer.

After closing

  • Confirm the deed was recorded.
  • Allow processing time for the CAD owner update.
  • Update the mailing address.
  • Apply for homestead when eligible.
  • Review notices sent under the previous owner.

New construction

  • Check the January 1 completion percentage.
  • Compare plans with CAD square footage.
  • Document unfinished areas.
  • Confirm lot and improvement accounts.
  • Check MUD and special-district taxation.
The CAD owner field is not proof of legal title. A recently recorded deed can take time to reach the appraisal system. Trust, estate, divorce, probate and business transfers may require additional recorded documents.
