Harris County CAD Property Search, HCAD GIS, Exemptions & Taxes Search Harris Central Appraisal District records by account, address or owner; decode the appraisal record, open the parcel map, verify homestead exemptions, follow an active protest, pay the correct tax office and confirm deeds through Harris County records
Harris Central Appraisal District—usually called HCAD—appraises property in Harris County and administers exemptions and protest filing. It does not collect your property-tax payment and it does not replace the County Clerk’s deed records. The fastest workflow is to identify the correct HCAD account first, then move to the office that owns your next task.
What Stage Is Harris County Property Tax Work in Right Now?
August is different from April or May. Most property owners are no longer deciding whether to file an ordinary May protest; they are checking account certification, preparing for or completing hearings, reviewing exemption results and waiting for the tax-assessment stage to move toward billing.
Which Harris County Office Handles Your Property Question?
Many failed searches and unnecessary phone calls happen because appraisal records, tax bills and recorded deeds are maintained by different offices.
Harris Central Appraisal District
Use HCAD for property search, appraisal values, exemptions, agricultural/productivity appraisal, ownership maintenance, renditions and protests.
Official HCAD ↗Harris County Tax Office
Use the Tax Office for tax statements, balances, receipts, online payment and delinquent-account/payment-plan questions.
Harris County Clerk
Use the Clerk for recorded deeds, deeds of trust, releases, liens, easements, restrictions, plats and certified copies.
Search Real Property ↗Other Local Offices
Permits, floodplain, drainage, zoning, title and exact boundary questions may belong to a city, Harris County Engineering, Flood Control, a surveyor, title company or attorney.
A Houston Address Does Not Always Mean Harris County CAD
“Houston” is a city and mailing address, while appraisal districts follow county and taxing-unit boundaries. City of Houston mapping systems incorporate parcels from multiple appraisal districts. Confirm the county before assuming HCAD is the correct search.
Houston Property → Confirm the County First
If HCAD cannot find the property, do not immediately conclude that the address is wrong. Properties in and around Houston may belong to another county appraisal district.
Nearby County Guides
These are linked because they border Harris County or commonly create Houston-area location confusion—not as a generic related-post dump.
How to Search Harris County CAD Property Records Correctly
HCAD search behaves more like a government database than Google Maps. Use the cleanest identifier you have and simplify the search if the first attempt fails.
Open the official HCAD property search
Start at search.hcad.org ↗. Use HCAD’s main website as the fallback if the search application is temporarily unavailable.
Choose real property or business/personal property
Land, homes and buildings belong in real-property search. Business personal property, equipment, inventory and mineral accounts use the appropriate business/personal-property search tools.
Use the 13-digit real-property account number first
If you already know the account number, enter the digits without spaces or hyphens.
Simplify the street address
Start with the street number and primary street name. If a full address fails, remove road suffixes such as Street, Road, Drive or Parkway.
Shorten directional words
Try N, S, E or W without punctuation when a street has a directional prefix.
Use partial owner-name search
Search the surname and fewer first-name characters when ownership is recorded with initials, spouses, trusts, estates or company names.
Confirm the legal description
Match subdivision, lot, block, reserve, tract or abstract information. The nearest address result is not always the correct parcel.
Save a dated copy before taking action
Print the property record or save it as PDF before filing an exemption, preparing protest evidence or reviewing a purchase.
HCAD Search Says No Result? Try These Fixes
| Problem | Try this | Why it helps |
|---|---|---|
| Account number fails | Remove spaces and hyphens. | Real-property account searches work best with the 13 digits only. |
| Full street address fails | Use street number + main street name. | Extra suffixes or unit text can interfere with database matching. |
| Directional street fails | Use N, S, E or W without punctuation. | Government record formatting can differ from mapping apps. |
| Recent buyer not found | Search the seller/prior owner and then check the deed portal. | Recording and HCAD ownership maintenance do not always update at the same moment. |
| Trust or estate missing | Search trustee, estate, decedent and previous owner variants. | The recorded ownership wording may differ from the name you expect. |
| Vacant land missing | Search legal description or parcel viewer. | A conventional street address may not exist for the parcel. |
| Business property missing | Use business personal/mineral search. | Real property and income-producing personal property are handled separately. |
| Houston address missing from HCAD | Confirm the county. | The property may fall in Fort Bend, Montgomery, Waller or another nearby jurisdiction. |
What the HCAD Property Record Actually Tells You
Do not stop at the owner name and market value. Several fields can materially change a tax, protest, purchase or title investigation.
Why Is Some Residential Information Missing?
HCAD states that Texas law restricts the online display of certain residential information such as photographs, sketches, floor plans and information indicating an owner’s age.
If you need information not displayed online, contact HCAD’s Information Center rather than assuming the appraisal record is incomplete or broken.

Use the HCAD Parcel Viewer Without Treating It Like a Survey
Parcel Viewer is valuable for orientation, neighboring-account research and location context. It is not evidence of an exact legal boundary.
Good Uses for HCAD Parcel Viewer
- Locate a parcel by address or account.
- Identify adjoining HCAD accounts.
- Review subdivision layout.
- Compare nearby properties.
- See freeway, railroad or bayou context.
- Identify multi-parcel ownership patterns.
Do Not Use the Map to Prove
- Exact legal boundary location
- Guaranteed legal access
- Easement width
- Buildable area
- Flood-insurance requirement
- Mineral ownership
- Title ownership priority
Use the deed/plat plus a licensed surveyor or title professional when the conclusion affects a purchase, construction, fence, access or legal dispute.
Market Value, Appraised Value, Exemptions and Taxable Value Are Different Numbers
One of the biggest Harris County property-tax mistakes is treating the top market-value figure as the amount that every taxing unit taxes.
Important 2026 Homestead Numbers for Harris County Homeowners
$140,000 School Exemption
Texas school districts are required to provide a $140,000 general residence-homestead exemption to qualifying homeowners.
+$60,000 Age 65 / Disabled
Qualifying homeowners age 65 or older or disabled receive an additional mandatory $60,000 school-district residence-homestead exemption.
20% Harris County Option
HCAD currently states that Harris County provides a 20% optional homestead exemption for qualifying residence-homestead accounts.
Estimate How an Exemption or Value Reduction Changes Taxable Value
This calculator is for understanding the math only. It does not know your final taxing jurisdictions, caps, ceilings, exemptions or adopted 2026 rates.
How to File and Verify a Harris County Homestead Exemption
Filing is only the first half of the job. After submitting an exemption application, return to the HCAD account later and confirm the exemption was actually approved and attached to the correct taxing units.
Confirm ownership and principal residence
Make sure the HCAD property account is the residence you own and occupy as your principal home.
Prepare the occupancy date
HCAD’s online filing process asks when the property became your principal residence.
Prepare matching Texas identification
HCAD’s online general-homestead/over-65 filing process requires a Texas driver’s license or state ID matching the residence address, subject to applicable exceptions and documentation rules.
File through HCAD
Use HCAD’s online/mobile exemption process or the official paper application when that is the appropriate route.
Save proof of submission
Keep the electronic confirmation, mailed-copy evidence or stamped in-person copy.
Return to the HCAD account
Verify that the exemption appears after processing. Application submission by itself is not proof that the exemption was approved.
HCAD Online Homestead Filing
HCAD currently supports electronic residential homestead filing, including a mobile-app workflow.
Open HCAD Exemption Filing ↗Missed the Normal Filing Period?
HCAD’s online exemption system states that a late general-homestead application may still be filed if it is submitted no later than two years after the delinquency date for the taxes.
Account-specific facts can change the available remedy, so verify eligibility with HCAD.
Harris County Protest Help in August 2026: What Stage Are You In?
The general May protest deadline has passed for many 2026 accounts, so the useful question now is whether you already filed, received a later notice or may qualify for another statutory protest/correction route.
✓ I Filed on Time
Focus on the active case rather than trying to submit a duplicate ordinary protest.
- Check owner account / iFile status.
- Read hearing notices carefully.
- Review HCAD evidence and comparable sales.
- Upload organized evidence early.
- Review any iSettle offer before accepting.
- Attend the informal meeting or ARB hearing.
⌛ I Received a Later Notice
The standard rule is May 15 or 30 days after the Notice of Appraised Value was mailed, whichever is later.
If your notice was mailed later, do not assume your deadline was May 15. Use the date printed on that specific notice and act quickly.
⚙ I Missed the Ordinary Deadline
A normal late protest is not automatically available, but some situations can involve separate remedies.
- Good-cause late protest request
- Failure to receive a required notice
- Late homestead application
- Qualifying appraisal-roll correction
- Account-specific later notice deadline
Open the HCAD Owners Website
Use the official Electronic Filing and Notice System. An owner account provides electronic protest filing, iSettle and electronic communications where available.
Open Owner Services ↗Read your Notice of Appraised Value
The notice contains the property account number and iFile information used in the online protest process.
Review the property card before arguing value
Incorrect living area, land size, condition, property class, pool, garage or neighborhood assignment can matter as much as a sale-price comparison.
Use focused evidence
Dated photographs, repair estimates, inspection findings, measurements, surveys, closing documents and well-adjusted comparable properties are easier to follow than a large unorganized upload.
Prepare for the actual hearing format
Follow the exact instructions on your current hearing notice. HCAD’s contact page presently lists Saturday hearing availability in June, July and August.

Harris County Business Personal Property: The $125,000 Threshold
Business personal property is not handled like a house or vacant lot. HCAD has a separate search and rendition process for tangible property used to produce income.
Above $125,000
HCAD states that a business generally must render qualifying tangible personal property when the combined market value at the location exceeds $125,000.
$125,000 or Less
HCAD describes a simplified certification option for qualifying businesses whose total value does not exceed $125,000.
January 1 Snapshot
The rendition should reflect ownership, location and business assets as of January 1.
Harris County Agricultural Appraisal Uses Harris-Specific Intensity Standards
Do not copy a beekeeping or pasture rule from a neighboring Texas county. HCAD publishes local degree-of-intensity standards and a rotating requalification schedule.
| Use | HCAD example standard | Important point |
|---|---|---|
| Dry crops | Generally 10 acres plus crop-specific production standards. | Yield and management requirements matter—not acreage alone. |
| Improved pasture | HCAD publishes acreage and animal-unit standards. | Stocking and management must reflect accepted local intensity. |
| Timber | HCAD publishes minimum acreage and management requirements. | Timber management documentation can be required. |
| Wildlife management | HCAD currently lists 12.6 acres in its intensity table. | Land generally must have qualified for 1-d-1 open-space appraisal in the preceding year. |
| Beekeeping | Six hives on 5–20 qualifying acres. | HCAD states that more than 20 acres cannot qualify under the beekeeping category. |
Search and Pay Harris County Property Taxes Through the Tax Office
HCAD determines appraisal values and exemptions. The Harris County Tax Office handles statements, balances, receipts and payments.
Copy the HCAD account number
Use the 13-digit real-property account number whenever possible.
Open Tax Statement Search
The Tax Office allows search by account number, owner name or property address.
Match the exact property
Confirm the assessed owner, property address and legal description before paying.
Review every year and taxing jurisdiction
Check current and prior balances rather than looking only at the grand total on one screen.
Choose payment method and review fees
Card and e-check payments have different transaction costs.
Save the receipt
Keep the transaction receipt and later obtain the posted Tax Office receipt when proof of payment matters.
| Payment method | Current published Tax Office charge |
|---|---|
| Credit / debit card | 2.40% non-refundable convenience fee, $1 minimum. |
| E-check | $0.50 non-refundable convenience fee. |
| Incorrect / dishonored electronic payment | $30 administrative charge. |
Use Harris County Clerk Records to Verify Deeds and Recorded Documents
HCAD’s owner field is useful for appraisal administration, but it is not a title opinion. For recorded deeds, releases, liens, easements and other instruments, move to the Harris County Clerk’s Real Property records.
Search by More Than Owner Name
- Grantor
- Grantee
- File number
- Subdivision / description
- Lot / block
- Volume / page
- Abstract / tract / reserve
- Instrument type
Useful Clerk Limitations
- Images are available for many records dating back to November 1, 1960.
- A newly processed document may take 1–2 business days to appear online.
- The online index is not necessarily the complete or unaltered official repository.
- Individual house surveys are not typically filed with the Clerk.
| Recording fee item | Current Clerk amount |
|---|---|
| First page | $25 |
| Each additional page | $4 |
| Each indexed name over five | $0.25 |
