Victoria County Property Records, Appraisals and Tax Help
Search Victoria County property by owner, street address, property ID, subdivision, abstract or other account details. Then use the record to check market value, appraisal limits, exemptions, property characteristics, taxing jurisdictions and estimated taxes.
This locally focused guide also explains the 2026 reappraisal routes, the separate roles of Victoria CAD and the County Tax Office, online protest filing, deed verification, tax payments, homestead forms and the time-sensitive storm-damage exemption.
Start With the Victoria County Service You Actually Need
Property value, tax balances, deeds, exemptions and appraisal protests involve different systems. Opening the correct portal first prevents duplicate searches and calls to the wrong office.
Find a property account
View owner, situs address, property ID, legal-description data, value history, improvements and exemptions.
View a parcel on the map
Use the district’s linked GIS system to compare parcel location, surrounding tracts and mapped account boundaries.
Open interactive map →File an appraisal protest
Use the Victoria CAD electronic protest portal or submit a completed Notice of Protest through an accepted filing route.
Open online protest portal →Download an exemption form
Find homestead, veteran, agricultural, rendition, protest, split and merge forms on the official forms page.
View Victoria CAD forms →Check or pay property taxes
Use the Victoria County Tax Office system for balances, statements, payment status and collected accounts.
Open county tax search →Verify a deed or recorded document
Use the County Clerk’s records when you need recorded ownership, deeds, releases, liens or other real-property instruments.
Open County Clerk page →How to Search Victoria CAD Property Records
Victoria CAD’s official search supports basic and advanced criteria. Start with one reliable field, inspect the result list and add another field only when the first search returns too many accounts.
Best owner-name method
Search the last name alone first. For a trust or business, try the main distinctive word and remove punctuation, LLC, LP or Inc. when the full legal name returns no match.
Best address method
Use the property’s situs address, not automatically the owner’s mailing address. For a rural account, owner name, property ID, subdivision or abstract may work better.
Best account-number method
Copy the property ID exactly from the appraisal notice. The Tax Office may also display a separate tax account number, so verify which identifier the open portal requests.
Best broad-research method
Use Advanced Search with one or two criteria at a time. Combining too many database fields can hide the correct result because of abbreviations or older formatting.
How to Read a Victoria County Appraisal Record
| Record field | What it means | What the owner should check |
|---|---|---|
| Property ID | Victoria CAD’s identifying number for that appraisal account. | Use it on emails, forms, protest evidence and calls to the appraisal district. |
| Owner and mailing address | The ownership and correspondence information currently carried in the appraisal system. | Compare it with the recorded deed and update the mailing address when necessary. |
| Situs address | The physical location assigned to the parcel or improvement. | It may differ from the mailing address and may be incomplete on rural or vacant land. |
| Legal description | An abbreviated lot, block, subdivision, abstract, survey or tract description. | Verify it against recorded documents before using it for a deed, contract or boundary decision. |
| Market value | The district’s opinion of market value as of January 1 for the applicable appraisal year. | Review land, improvements, condition, use and the displayed appraisal year. |
| Appraised value | The value after an applicable appraisal limitation, special appraisal or other statutory treatment. | Do not assume it must equal market value. |
| Taxable value | The amount subject to tax for a specific taxing unit after applicable exemptions. | Expect different taxable values when exemptions vary between taxing entities. |
| Land details | Acreage, land class, neighborhood, use or unit information used in appraisal. | Check acreage, use, agricultural classification and location data for obvious errors. |
| Improvement details | Buildings, houses, structures and characteristics connected to the account. | Verify square footage, year built, quality, condition, construction type and improvement count. |
| Exemptions | Approved homestead, age-65, disability, veteran or other exemptions. | A missing exemption may indicate no application, pending review, denial or an account mismatch. |
| Taxing jurisdictions | The county, city, school and special districts associated with the property. | Confirm that the property is coded to the correct city, school and special-purpose districts. |
How to Use the Victoria CAD Interactive Map
The appraisal district links to an interactive GIS map. It is useful for locating a parcel and comparing surrounding appraisal accounts, but mapped lines should not be treated as surveyed legal boundaries.
What Victoria CAD Is Reviewing for the 2026 Appraisal Year
Victoria CAD’s 2025–2026 reappraisal plan states that property is reviewed for equality and uniformity annually. It also identifies geographic routes and account events that can trigger field inspection or data review.
Account events can cause inspection
Building permits, mechanic’s liens, deed transfers, fire or damage reports, rural service reports, manufactured-home records and prior recheck codes may generate appraisal work.
Annual review is broader than field visits
A property can be reappraised through market analysis and record review even when an appraiser does not physically enter or visit the property that year.
Verify characteristics before value
First inspect the database facts: size, age, condition, quality, land use, improvement count, exemptions and jurisdiction coding.

Victoria County Property-Tax Rates: What the Numbers Mean
Victoria CAD’s latest complete rate table available when this guide was checked is the 2025 rate table updated September 30, 2025. These should not be presented as final 2026 rates.
| Additional taxing unit | 2025 total rate |
|---|---|
| Bloomington ISD | 0.9286 |
| Nursery ISD | 0.8173 |
| Refugio ISD | 0.851639 |
| Meyersville ISD | 0.6669 |
| Industrial ISD | 0.9175 |
| Ground Water District | 0.0067 |
| Quail Creek MUD | 0.1592 |
| Water District No. 1 | 0.5330 |
| Water District No. 2 | 0.4408 |
Basic tax estimate formula
Taxable value ÷ 100 × applicable adopted rate = estimated tax for that entity.
Repeat the calculation for each taxing unit. Use that entity’s taxable value because exemptions can produce different values for different jurisdictions.

Fix Common Victoria CAD Search and Filing Problems
| Problem | Likely cause | Best next step |
|---|---|---|
| No owner-name result | Different spelling, trust, estate, business name or recent ownership transfer. | Search the last name alone, then try the address or deed records. |
| No address result | Abbreviated street, rural address, separate street-number field or no conventional situs address. | Search only the street name, then use owner, property ID, subdivision or abstract. |
| New owner not displayed | The recorded deed may not yet be processed into the appraisal system. | Verify recording with the County Clerk and contact CAD if the update remains delayed. |
| Homestead is missing | No application, pending review, requested documents, denial or wrong account. | Contact the exemptions department with the property ID and filing date. |
| Online protest will not load | Browser issue, portal interruption, missing access data or unavailable electronic filing for that account. | Save a screenshot and use another officially accepted filing route before the deadline. |
| Online tax payment unavailable | The official tax portal currently has payment processing disabled. | Call (361) 576-3671 and use a county-approved alternative. |
| CAD and Tax Office numbers differ | The two systems can use separate account identifiers. | Compare the CAD reference number, tax account number, owner and property location. |
| Map boundary appears wrong | Mapping lag, parcel split, recorded-document issue or nonsurvey GIS representation. | Compare the map, deed, plat and survey; contact the appropriate office for the type of correction. |
| Payment not posted | Processing delay, rejected payment or payment applied to another account. | Keep the receipt and contact the County Tax Office, not Victoria CAD. |
