How to Read a Willacy County Appraisal Record

Record field What it means What to verify
Property ID The appraisal district’s unique identifier for the account. Use it when calling, filing a form, submitting evidence or matching the tax record.
Owner name The ownership name currently carried by the appraisal district. A recently recorded deed, probate transfer or business-name change may not yet appear.
Mailing address The address used for appraisal notices and correspondence. It can differ from the property’s physical address and should be updated promptly.
Situs address The physical location assigned to the property. Rural, mineral, utility and vacant-land accounts may not display a normal street address.
Legal description An abbreviated lot, block, subdivision, survey, abstract or tract description. Compare it with the recorded deed, plat and survey before legal use.
Property category Identifies residential, agricultural, commercial, mineral, utility, mobile-home or personal-property use. Make sure you are not comparing two different account categories.
Market value The district’s opinion of market value as of the applicable January 1 appraisal date. The official search currently labels 2026 values preliminary and subject to change.
Appraised value The value after applicable appraisal limitations or special-use treatment. It can differ from market value because of a homestead cap or agricultural appraisal.
Taxable value The value remaining for a taxing unit after its applicable exemptions. Different entities can display different taxable values.
Land details Acreage, land class, use, productivity or other appraisal information. Check acreage, irrigation, crop or pasture class and special-appraisal status.
Improvements Houses, commercial buildings and other physical improvements. Review square footage, age, class, quality, condition and improvement count.
Exemptions Approved homestead, age-65, disability, veteran or other exemptions. A missing code can mean no application, pending review, missing documents or denial.
Taxing units The county, city, school and special districts associated with the property. Only units listed on the account should be used when estimating tax.
Do not use the CAD acreage or map outline as a survey. Appraisal information is useful for tax administration and research. Boundary, easement, access and title decisions require recorded documents and appropriate professional verification.
Current appraisal phase

What Preliminary 2026 Willacy CAD Values Mean

Preliminary values can change through staff review, exemption processing, owner corrections, informal appraisal discussions and Appraisal Review Board activity before the appraisal roll is certified.

Current search label 2026 preliminary Do not assume the value displayed today is the final certified amount.
Ordinary protest date Usually May 15 Or 30 days after the notice is delivered, whichever applicable date is later.
Certification period Normally by July 25 The current preliminary label means owners should verify the live status rather than assume certification.

Use the preliminary record to

  • Check ownership and mailing information.
  • Verify acreage and improvement characteristics.
  • Confirm exemptions and special appraisal.
  • Prepare protest or correction evidence.
  • Compare the current value with prior years.

Do not use it to

  • Calculate a guaranteed final tax bill.
  • Prove legal ownership.
  • Establish a surveyed boundary.
  • Assume a pending exemption was denied.
  • Quote a final certified value without rechecking.
Special 2026 appraisal notice: Willacy CAD has published a 10% capitalization rate for qualifying rent-restricted properties under the applicable property-tax exemption provision. This specialized rate does not apply to an ordinary owner-occupied home.

  • You do not claim another residence homestead.
  • The ownership and application names match or are explained.
  • You attach the required identification.
  • You save a complete copy and delivery proof.

After filing

  • Allow time for application review.

  • Keep the approval or denial notice.

Row crops, pasture, citrus and wildlife

Willacy County Agricultural Appraisal Guidance

Willacy CAD’s annual report describes multiple appraisal classes for row-crop land, pasture and citrus. Qualification depends on the land’s actual use and history—not simply its rural location or acreage.

Row-crop land

WCAD reports five row-crop categories reflecting different expected production levels. Document the acreage, crop, irrigation and production history.

Pasture land

The district reports pasture categories ranging from irrigated planted pasture to minimal-use pasture. Stocking and management evidence can matter.

Citrus operations

WCAD reports citrus categories ranging from newly planted trees to full production. Tree age, production and orchard condition should be documented.

Evidence Examples Why it helps
Use history Prior applications, leases, dated photos and production records. Supports the required history of agricultural use.
Crop activity Seed, fertilizer, harvest, gin, equipment and irrigation records. Shows the nature and intensity of the row-crop operation.
Livestock activity Herd records, veterinary records, feed purchases and grazing leases. Supports pasture use and management intensity.
Citrus production Tree counts, planting dates, irrigation, harvest and disease-treatment records. Supports the orchard’s class and productive stage.
Wildlife management Management plan, annual report, census, habitat work and water development. Connects qualifying agricultural land with approved wildlife practices.
The usual application deadline is April 30. The district’s annual report states that a late 1-d-1 application may incur a 10% late-filing penalty and must be filed before approval of the appraisal roll. Confirm current status immediately because the live 2026 search remains preliminary.
A change from agricultural to non-agricultural use can create additional taxes. Before developing, subdividing or changing the use of qualified land, obtain account-specific guidance about change-of-use or rollback consequences.
Appraisal review workflow

How to Protest a Willacy County Appraisal

The usual deadline for most Texas protests is May 15 or 30 days after the Notice of Appraised Value is delivered, whichever applicable date is later. A late notice, denied exemption or qualifying statutory correction can create a different deadline.

Open the current property account and notice. Confirm the property ID, owner, 2026 preliminary value, exemption status, property characteristics and printed deadline.
Identify the exact issue. Common grounds include excessive market value, unequal appraisal, incorrect property data, ownership, denied exemption or denied agricultural appraisal.
File through an accepted official route. Use Willacy CAD’s online protest system or submit Form 50-132.
Save proof of filing. Keep the portal confirmation, timestamped email, stamped copy, Certificate of Mailing or Certified Mail receipt.
Request and review the district’s evidence. Ask for the evidence the chief appraiser intends to present, including appraisal data and comparable properties.
Check property facts first. Verify acreage, land class, crop or pasture use, building size, condition, property category and exemption coding.
Select comparable properties carefully. Compare location, account type, land use, irrigation, acreage, building size, age, quality and condition.
State the requested result. Identify the value, property-data correction, exemption decision or agricultural classification you believe the evidence supports.
Attend the informal review and ARB hearing. Do not withdraw a formal protest until you understand and accept any proposed agreement.

Useful evidence

  • Sales close to the January 1 appraisal date.
  • Comparable properties of the same category and market.
  • Dated photographs of damage or condition.
  • Inspection reports and contractor estimates.
  • Survey or deed evidence supporting acreage corrections.
  • Production and use evidence for agricultural accounts.
  • Comparable CAD records supporting unequal appraisal.

Weak evidence by itself

  • A mortgage balance.
  • The amount the tax bill increased.
  • An undated automated estimate.
  • A property from a different account category.
  • A nearby tract with different irrigation or access.
  • Repairs made after January 1 without earlier-condition proof.
  • A requested value with no calculation.
Sales information and protest evidence are treated differently. WCAD’s open-records page states that general sales information is restricted, but appraisal evidence required for an ARB hearing must be disclosed under the applicable protest-evidence provision.
Annual planning calendar

April 30 — common exemption and special-appraisal deadline Many exemption, agricultural, wildlife and special-appraisal applications use an April 30 filing date.
May 15 or 30 days after notice — usual protest deadline Follow the exact property-specific date printed on the official notice.
July 20–25 — approval and certification period The ARB generally approves appraisal records before the chief appraiser certifies the roll to taxing units.

The live 2026 search still says preliminary. Verify certification status directly with Willacy CAD rather than assuming the general July calendar has been completed for every record.

Cities Raymondville, Lyford and San Perlita Confirm whether the property is inside the city’s taxing boundary.
School districts Raymondville, Lyford, Lasara, San Perlita and South Texas ISD School homestead, age-65, disability and tax-ceiling information.
Special districts Hospital, emergency service, navigation, drainage and groundwater districts Only include a special district when it appears on the actual property account.

Basic tax-estimate formula

Taxable value ÷ 100 × adopted tax rate = estimated tax for that taxing unit.

Repeat the calculation for every unit listed on the account. Use that unit’s taxable value because exemptions can produce different taxable values for the county, city, school and special districts.
