During this July 2026 review, sampled official property pages were labeled Property Year 2025, and downloadable certified appraisal and mineral rolls were posted through 2025. A private website’s “2026 value” statement should not replace an official 2026 appraisal notice.

The normal May 15 protest date was presented as an absolute deadline. Most protests are due May 15 or 30 days after the appraisal district mails the notice, whichever is later. The controlling date can differ by notice.

Market Value, Appraised Value and Productivity Value

Market Value → Appraisal Limitation or Productivity Appraisal → Exemptions → Taxable Value
Market value The district’s January 1 opinion of what the property would sell for under normal conditions.
Appraised value The value after an applicable homestead limitation, circuit-breaker limitation or special appraisal.
Productivity value A qualifying agricultural or timber value based on productive capacity rather than ordinary market value.
A homestead limitation does not stop market value from increasing. It generally limits the growth of appraised value after the owner has qualified for the homestead exemption in the required years.
Current-record status: During this July 2026 review, the district’s downloadable certified appraisal and mineral roll files were posted through 2025. Use your official 2026 notice for the current proposed value until final 2026 records are posted.

2026 school-tax exemptions: Texas school districts provide a $140,000 general residence-homestead exemption. Qualifying age-65 or disabled homeowners receive an additional $60,000 school-district exemption.

2026 exemption change: Qualifying income-producing tangible personal property totaling $125,000 or less in a taxing unit may receive the new Texas business-personal-property exemption.
