How to Search Oakland County Property Gateway

Property Gateway accepts an Oakland County Parcel Identification Number or property address. Enter at least five characters to begin.

  1. Open the official Property Gateway. Visit gis.oakgov.com/propertygateway. A desktop or laptop generally provides the easiest map and report experience.
  2. Enter a PIN or property address. The Oakland County PIN is a unique ten-digit parcel number. It may also be called a parcel number, parcel ID, KeyPIN or Sidwell number.

How to Read an Oakland County Assessment Record

Michigan uses several property-value figures. Your tax bill is not calculated directly from the home’s estimated full market value.

True Cash Value

The property’s usual selling price or fair market value as of the applicable valuation date.

Assessed Value

The local assessor’s value. Michigan assessments are generally intended to represent 50% of true cash value.

State Equalized Value

The assessed value after county and state equalization adjustments. It is commonly abbreviated as SEV.

Capped Value

The prior taxable value, adjusted for losses and additions, multiplied by the applicable inflation-rate multiplier.

Taxable Value

The value used to calculate property taxes. It is generally the lesser of SEV or capped value unless an ownership transfer causes uncapping.

Principal Residence Exemption

A qualifying owner-occupied principal residence may be exempt from a portion of local school operating millage.

Transfer of Ownership

Following many ownership transfers, the next year’s taxable value can become equal to that year’s SEV before later annual caps resume.

Property Classification

The assessment notice may classify property as residential, commercial, industrial, agricultural, developmental, timber-cutover or personal property.

Millage Rate

Local taxing authorities apply millage rates to taxable value. One mill generally represents one dollar per $1,000 of taxable value.

Buyer warning: Do not estimate your future tax bill by copying the seller’s current bill. A transfer can uncap taxable value in the following year, causing the buyer’s taxable value to move closer to SEV.

When real-property taxes remain unpaid to the local treasurer after February 28, they transfer to the Oakland County Treasurer for collection.

Oakland County states that Super Index can provide recorded-document copies dating back to January 1, 1964, except subdivision plat maps.

Beginning July 1, 2026, the county’s Acreage Book Search migrated to Super Index and remains available without a separate acreage-book charge.
