Critical Corrections to the Existing Henderson County CAD Page

Existing Page Problem Current Practical Correction Why It Matters
Appraisal office listed at 100 E. Tyler Street Henderson County Appraisal District is at 1751 Enterprise Street, Athens, TX 75751. 100 E. Tyler is the courthouse location, not the current appraisal office.
CAD phone listed as 903-675-8533 The official Henderson CAD phone is 903-675-9296. The correct number connects users with appraisal, exemption, ownership and protest staff.
Old TrueAutomation map used as the official GIS The official current map is the BIS viewer at gis.bisclient.com/hendersoncad. The older map route may be outdated or unavailable.
Search domain shown without the official hyphen Use esearch.henderson-cad.org. The current official website and search use henderson-cad.org.
2026 appraised values treated as final The official search states that 2026 numbers are preliminary and scheduled for certification after July 25. A preliminary appraisal is not the final tax bill.
HCAD data described as proof of flood zones Use GIS for parcel orientation. Confirm floodplain status with FEMA, Henderson County Development and Floodplain Administration, an insurer and current survey information. The appraisal record is not a flood determination.
Property search explained only by owner or address The official search includes Owner, Address, ID and Advanced tabs plus ARB-related fields. Rural, lake, business and manufactured-home records often require advanced criteria.
Tax payments routed through an outdated county URL Use the County Tax Assessor-Collector page or henderson.propertytaxpayments.net. The tax portal provides current balances, payment processing and receipts.
Appraisal owner treated as legal ownership Use Henderson County Clerk’s Tyler Technologies real-property search for deeds, liens and easements. The appraisal roll is not a complete title examination.
Generic agricultural guidance Use Henderson CAD’s 2026 Agricultural Guidelines, wildlife application and timberland application for local intensity and documentation requirements. Vacant acreage, a few animals or temporary hives do not automatically qualify.
The address, phone, GIS and preliminary-value corrections should be applied immediately. The existing information can send users to the wrong building, outdated map or an incorrect conclusion about the 2026 tax bill.

How to Read a Henderson CAD Property Record

Record Field What to Verify
Property ID Use the exact account number on calls, forms, protests and tax searches.
Geographic ID Useful for GIS matching, subdivisions, lake lots and rural tracts.
Situs address The physical property location can differ from the owner’s mailing address.
Legal description Compare the abstract, subdivision, lot, block and tract with the deed and survey.
Acreage Compare with recorded documents. CAD acreage is not a legal boundary determination.
Improvement values House size, construction type, age, condition, garages, pools, barns and other structures.
Market value The district’s January 1 estimate of market value.
Agricultural value loss The difference between market value and qualifying productivity value.
Homestead cap loss Value excluded by the residence-homestead appraisal limitation.
Circuit breaker Value excluded by the temporary non-homestead limitation when applicable.
Taxing jurisdictions County, city, school, college, ESD, water, levee and management-district entities.
Deed history Treat it as a clue and verify the recorded instrument with the County Clerk.
The official search states that legal descriptions and acreage are provided for appraisal-district use. Verify the information before using it for a deed, survey, access agreement, contract or legal filing.

How to Use Henderson CAD GIS for Cedar Creek Lake and Rural Property

1
Find the appraisal account first.

Copy the Property ID, Geographic ID, abstract, subdivision, lot, block, acreage and legal description.

2
Open the official interactive map.

Use Henderson CAD GIS.

3
Match roads, shoreline and adjoining parcels.

This is useful around Cedar Creek Lake, Lake Athens, subdivisions and rural tracts without complete addresses.

4
Open every adjoining Property ID.

A lake purchase, family ownership or acreage operation can include multiple appraisal accounts.

5
Compare the parcel layer with the recorded plat.

Confirm lot, block, road, common area, access easement and shoreline-related boundaries.

6
Use a survey for exact boundaries.

Aerial imagery and CAD parcel lines can be offset and do not establish legal corners.

7
Check subdivision and replat requirements.

Contact Henderson County Development and Floodplain Administration before dividing or developing land outside a municipality.

8
Check floodplain and septic separately.

A proposed development in a Special Flood Hazard Area requires county floodplain review. Rural construction may also require an on-site sewage permit.

GIS is useful for
  • General parcel orientation
  • Road and shoreline context
  • Subdivision lot research
  • Adjoining appraisal accounts
  • Property without a full address
GIS does not prove
  • Exact legal boundaries
  • Guaranteed water access
  • Flood-insurance status
  • Septic suitability
  • Mineral ownership
Cedar Creek Lake tip Check the subdivision plat, deed restrictions and access easements before assuming a lot includes private shoreline or dock rights. A visible dock, channel or waterfront strip may involve another tract, utility authority, easement or common area.

2026 Market Value, Appraised Value and Taxable Value

Market Value → Appraisal Limitation or Productivity Value → Exemptions → Taxable Value
2026 Rule Practical Meaning
Preliminary value The current official search states that 2026 values remain preliminary until certification after July 25.
Market value Henderson CAD’s estimate of ordinary market value as of January 1.
Residence-homestead limitation Generally limits annual appraised-value growth to 10% plus qualifying new improvements.
General school homestead exemption A qualifying residence homestead receives a $140,000 school-district exemption.
Age-65 or disabled school exemption Qualifying owners receive an additional $60,000 school-district exemption.
FM or flood-control exemption A qualifying homestead can receive a $3,000 exemption from a county farm-to-market or flood-control tax.
Non-homestead circuit breaker Certain non-homestead real property valued at $5,320,000 or less may receive a 20% annual appraised-value limitation.
Agricultural or timber productivity value Qualifying land may be appraised according to productive capacity rather than ordinary market value.
A homestead limitation does not limit the displayed market-value increase to 10%. The limitation generally applies to appraised value.
A preliminary appraisal is not the final 2026 tax bill. Final taxes depend on certified taxable value and tax rates adopted later by each local taxing unit.

Henderson County Homestead and Related Exemptions

General residence homestead Available for a qualifying principal residence and includes the statewide school-district exemption.
Age 65 or disabled Qualifying owners may receive an additional exemption, school tax ceiling, deferral rights and installment-payment options.
Disabled veteran or survivor Relief depends on the veteran’s disability rating and the applicable statutory category.
1
Find the exact residence account.

Confirm the owner, Property ID, situs address, legal description and current exemption status.

2
Open the official online forms portal or state form.

Use Henderson CAD Online Forms or the official forms library.

3
Attach identification.

Henderson CAD states that homestead applications must include a driver’s-license copy or other information required by the Texas Property Tax Code.

4
Prepare extra ownership proof when needed.

Inherited property, trusts, manufactured homes, partial ownership and address differences can require affidavits or additional records.

5
Submit the application at no cost.

Save the portal confirmation, sent email, postmark or stamped office copy.

6
Verify approval on the property record.

Submitting an application does not itself prove the exemption was granted.

Henderson CAD does not charge a fee to file a residence-homestead application. Contact the district before paying a private company that mails an official-looking exemption offer.
Missed the normal filing period? Certain residence-homestead applications have statutory late-filing options. File promptly and ask Henderson CAD to review eligibility.
Official exemption resources: open Online Forms or open State Forms.

Henderson County Agricultural Appraisal: Livestock, Pasture, Hay and Crops

Agricultural appraisal is a productivity valuation rather than a complete exemption. The land must be principally devoted to qualifying agricultural use and meet the degree of intensity generally accepted in Henderson County.
Current qualifying use Agriculture must be the land’s principal use rather than incidental activity around a residence or recreational property.
Five-of-seven history A 1-d-1 applicant generally must show qualifying agricultural or timber use during five of the preceding seven years.
Local intensity evidence Acreage alone is not enough. Stocking, production, water, fencing, management, expenses and sales all matter.

Documents to Prepare

Operation Useful Evidence
Cattle, goats, sheep or horses Ownership records, leases, veterinary bills, feed receipts, sales records, stocking history, fencing and water evidence.
Hay production Cutting dates, bale counts, fertilizer, herbicide, custom-baling invoices, equipment and sales or feeding records.
Cropland Seed, fertilizer, tillage, planting, harvest, crop-sale and insurance records.
Leased agricultural property Written lease, payment history, operator details and proof of the actual qualifying activity.
Prior-owner use history Affidavits, photographs, receipts, prior applications, leases and knowledgeable witness information.
1
List every Property ID in the operation.

Identify the acreage, ownership, land class and use of each tract.

2
Download the 2026 Agricultural Guidelines.

Use Henderson CAD’s current local standards rather than copying acreage or stocking rules from another county.

3
Separate the homesite and nonagricultural acreage.

The house, yard, driveway and recreational portions may be appraised separately.

4
Document the five-of-seven-year history.

Collect prior leases, receipts, photographs, production records and previous-owner evidence.

5
Explain the present operation.

State the animal or crop type, acreage, management, equipment, production level and marketing activity.

6
File by April 30.

This is the normal deadline for open-space, timber and related productivity-appraisal applications.

7
Respond to every information request.

An incomplete application or unsupported degree of intensity can lead to denial.

No single acreage number guarantees agricultural appraisal. Land capacity, forage, water, management, production and the current Henderson CAD guidelines all affect the decision.
Ask about rollback tax before development or another change of use. Henderson CAD’s current publication explains that a nonagricultural change can create rollback liability for the three tax years preceding the change.

Henderson County Timber, Wildlife Management and Beekeeping

Timber appraisal Qualifying commercial timberland uses a separate application and productivity appraisal.
Wildlife management The tract generally must already receive agricultural or timber appraisal before converting to wildlife-management use.
Beekeeping Hive count, qualifying acreage, colony condition, management and agricultural-use history should be confirmed under the current local guidelines.

Timber Documentation Checklist

  • Timber-management plan for the exact Property ID.
  • Stand age, tree species and stocking information.
  • Planting, thinning, herbicide, firebreak and harvest records.
  • Forester contracts, logging agreements and timber-sale receipts.
  • Maps separating timber, homesite, pasture and nonproductive acreage.
  • Prior-year timber-use and ownership records.

Wildlife Management Workflow

1
Confirm prior qualification.

The property must currently receive agricultural or timber valuation before transferring to wildlife-management use.

2
Prepare the Texas Parks and Wildlife plan.

Henderson CAD requires the plan to be attached to the application.

3
Select at least three qualifying practices.

Options include habitat control, erosion control, predator control, supplemental water, supplemental food, shelter and census activity.

4
Attach photographs and a location map.

The application asks for road names, property location and documentation allowing an onsite inspection.

5
File between January 1 and April 30.

Late approval can create the statutory penalty.

6
Keep an annual management journal.

Include dates, photographs, receipts, census results and hunting-lease information when applicable.

Beekeeping Questions to Confirm Before Purchasing Hives

Question Why It Matters
How many acres remain after removing the homesite? The house, yard and other nonagricultural area may not count toward qualifying beekeeping acreage.
How many active hives are required? Use Henderson CAD’s current local table instead of another county’s hive standard.
How long must colonies remain on the tract? Temporary placement can fail the principal-use and degree-of-intensity tests.
What records must be maintained? Useful records include hive inspections, queen replacement, feeding, pest control, pollination, honey, wax and bee-sale activity.
Does the tract have the required use history? A new hive purchase does not automatically establish five of the preceding seven years.
Do not copy beekeeping or wildlife acreage rules from another Texas appraisal district. Obtain the current Henderson CAD guidance for the specific tax year and Property ID.

Business Personal Property, Manufactured Homes and Mineral Accounts

Business personal property Inventory, furniture, fixtures, computers, machinery, equipment and vehicles used to produce income.
Manufactured homes The home and underlying land may have separate owners, appraisal accounts and title records.
Mineral interests Oil, gas or mineral interests may be appraised separately from the surface property and under another owner or operator.
Normal rendition deadline: April 15. A timely written extension request generally moves the deadline to May 15.
1
Prepare a January 1 asset list.

Separate inventory, machinery, furniture, computers, tools, vehicles and leased property.

2
Record acquisition year and original cost.

Keep invoices and proof for assets sold, retired, damaged or moved.

3
Use the 2026 depreciation schedule.

Henderson CAD publishes a current business-personal-property depreciation schedule.

4
Review the $125,000 exemption.

Income-producing tangible personal property totaling $125,000 or less in a taxing unit may be exempt in that unit.

5
File through the online forms system or official rendition.

Save the completed form, schedules, portal confirmation, email or delivery receipt.

6
Search mineral accounts separately.

Use mineral-owner, operator and lease-related clues instead of relying only on the surface address.

A late, incomplete or missing required rendition can create a penalty. Henderson CAD’s current publication states that rendition penalties can range from 10% to 50% depending on the violation.

How to Protest a 2026 Henderson County Appraisal

Use the deadline printed on the Notice of Appraised Value. The usual Texas deadline is May 15 or 30 days after the appraisal notice was mailed, whichever is later.
Current 2026 timing: Henderson CAD announced that Appraisal Review Board protest hearings began June 19, 2026. Many ordinary filing deadlines have passed, but later notices and limited statutory remedies can still apply.
1
Save the appraisal notice and property record.

Mark the Property ID, proposed value, exemption status, land classification, notice date and protest deadline.

2
Select every valid protest reason.

Examples include excessive market value, unequal appraisal, incorrect improvements, wrong acreage, denied exemption or denied special appraisal.

3
Open the official protest portal.

Use Henderson CAD eProtest or the current taxpayer portal.

4
Use the paper Notice of Protest when needed.

Download the official form from the Henderson CAD forms library.

5
Save proof of filing.

Keep the online confirmation, email, certified-mail receipt or stamped office copy.

6
Request the district’s evidence.

Ask for comparable properties, sales, schedules, photographs, measurements and other evidence the district plans to present.

7
Prepare property-specific evidence.

Use condition photographs, repair estimates, surveys, measurements, adjusted comparables, leases or production records.

8
Request an informal meeting.

Henderson CAD states that informal meetings are held before ARB hearings to attempt resolution.

9
Prepare for the ARB hearing.

Organize evidence by protest ground and review the 2026 adopted hearing procedures.

10
Read the written ARB order immediately.

Arbitration, SOAH and district-court deadlines depend on the property and dispute.

“I am protesting the 2026 appraisal for Property ID ______. The district’s proposed value is $______. My requested value or correction is ______ because ______. My supporting evidence includes ______.”

Possible Post-Deadline Questions

Possible Remedy When It May Apply
Later notice deadline A notice was mailed later and the notice-based filing period remains open.
Failure to receive required notice A legally required CAD or ARB notice was not received and statutory payment conditions are met.
Good-cause late protest A qualifying event outside the owner’s control caused the missed deadline and the statutory timing remains open.
Late homestead application The owner qualified for the exemption but missed the normal application period.
Appraisal-roll correction The account contains a qualifying ownership, clerical or sufficiently large appraisal error.

How to Search and Pay Henderson County Property Taxes

Henderson County Tax Assessor-Collector: Peggy Goodall, 125 N. Prairieville Street, Room 103, Athens, TX 75751. Property-tax phone: 903-675-6134.

Copy the Property ID from Henderson CAD.

Confirm the owner, account type and legal description before opening the tax portal.

2
Open the official tax-payment portal.

Use Henderson County Property Tax Payments.

3
Search by the strongest identifier.

Use the account number when available. Otherwise search the owner or property address.

4
Open the correct account.

Match the owner, Property ID, situs address and legal description.

5
Review every open tax year.

Paying the newest statement does not automatically clear an older delinquency.

6
Confirm every expected taxing unit.

Compare the tax account with the appraisal record before assuming the entire property is paid.

7
Review the payment fee and total.

Confirm the account, tax year, amount and processor charge before authorizing payment.

8
Save the official receipt.

Keep the account number, tax year, payment date, amount and confirmation number.

9
Verify posting.

Return to the account after processing and confirm that the intended balance was reduced or cleared.

Failure to receive a tax statement does not waive penalty or interest. The normal payment deadline is January 31, and unpaid taxes generally become delinquent February 1.
Property taxes and appraisal protests use different offices. Contact Henderson CAD about value, exemptions or ownership maintenance. Contact the Tax Assessor-Collector about bills, payments and receipts.

How to Search Henderson County Deeds, Liens, Easements and Plats

Henderson County Clerk: Mary Margaret Wright, 125 N. Prairieville Street, Room 101, Athens, TX 75751. Phone: 903-675-6140.
1
Collect appraisal clues.

Save the current owner, previous owner, Property ID, Geographic ID, abstract, subdivision and legal description.

2
Open the official real-property search.

Use Henderson County Real Property Records.

3
Search grantor and grantee names.

Include spouses, trusts, estates, businesses, heirs and previous owners.

4
Select the correct document type.

Look for deeds, deeds of trust, releases, tax liens, affidavits, leases, easements, restrictions and plats.

5
Match the legal description.

A matching owner name is not enough when the person owns several lake lots, tracts or mineral interests.

6
Follow referenced instruments.

A current deed may refer to an older plat, restriction, easement, mineral reservation or deed of trust.

7
Check releases and assignments.

A lien may appear in the chain even when a later document released or transferred it.

8
Review subdivision documents.

Lake and subdivision property can include restrictions, utility easements, common areas and road-maintenance obligations.

9
Order the correct copy.

Ask the Clerk whether a plain or certified copy is required for a lender, court, probate matter or legal transaction.

10
Use a title professional for a legal conclusion.

The appraisal record and online Clerk index do not replace a complete title examination.

The County Clerk’s Real Property Filings Division preserves deeds, tax liens, affidavits, leases and other property records. Contact the Clerk when an online image is unavailable or a certified copy is required.
Fraud-prevention tip Use the Fraud Guard service linked on the County Clerk page. Property-alert tools can help owners monitor documents recorded under their name.
