2026 Market Value, Appraised Value and Certification

Homestead cap A qualifying residence homestead’s appraised value generally cannot increase by more than 10% per year, plus qualifying new improvements.
2026 circuit breaker Eligible non-homestead real property valued at $5,320,000 or less may receive a 20% annual appraisal limitation.
Special-appraisal exclusion Agricultural, timber and certain other specially appraised land is excluded from the non-homestead circuit breaker.

Tax rates come later Taxing units adopt rates after values are certified, so a current ECAD value is not the final tax bill.

How to Apply for an Ellis County Homestead Exemption

Current school-tax exemptions: A qualifying residence homestead receives a $140,000 school-district exemption. A qualifying age-65 or disabled homeowner receives an additional $60,000 school exemption.
