The Oklahoma homestead exemption reduces the taxable assessed value of a qualifying primary residence. But the basic exemption is only one part of Oklahoma’s homeowner property-tax system.

If a basic application is filed after the current-year deadline and no special later deadline applies, a homeowner who otherwise qualifies can generally use Form 921’s next-year section so the exemption begins with the following tax year.
What Property Can Be Included in an Oklahoma Homestead?
Urban homestead
An Oklahoma urban homestead is generally a qualifying residence within a city, town or platted subdivision and cannot exceed one acre for the ad valorem homestead rules.
Rural homestead
A qualifying rural homestead can generally include up to 160 acres, subject to the Oklahoma statutory definitions.
Revocable trust
The current Form 921 specifically asks whether the property is held in a revocable trust. Do not assume trust ownership automatically destroys homestead status; provide the Assessor the trust/ownership information needed to determine eligibility.
Parent and child joint ownership
Oklahoma law includes specific treatment for certain jointly owned property where a parent resides on the property with ownership shared with children. If this applies, ask the County Assessor to review the actual deed and occupancy facts rather than assuming only a fractional exemption is available.

Basic Oklahoma Homestead Savings by Millage
Oklahoma property taxes are commonly expressed in mills. One mill is $1 of tax per $1,000 of taxable assessed value.
Additional Oklahoma Homestead Exemption: $30,000 Income Limit
Oklahoma law provides an additional exemption of $1,000 of assessed valuation to a qualifying head of household whose gross household income from all sources for the preceding calendar year does not exceed $30,000.
What counts as gross household income?
Form 994 asks for income from all household members, including taxable and nontaxable income.
Do you apply every year?
The additional exemption is generally an annual application. However, a person age 65 or older as of March 15 who has previously qualified generally does not have to reapply annually.
If household income later exceeds the $30,000 qualifying amount, the owner must notify the County Assessor and the additional exemption is not allowed for that year.
Oklahoma’s 3% Homestead Fair-Cash-Value Cap
Under the current 2026 Oklahoma property-tax framework, the fair cash value of qualifying homestead property generally cannot increase by more than 3% per taxable year, subject to statutory and constitutional exceptions.

Oklahoma Senior Property Valuation Limitation
A qualifying homeowner age 65 or older as of January 1 can apply to limit the fair cash value of the homestead when the prior-year gross household income does not exceed the 2026 HUD qualification amount for the county.
What is actually limited?
The program limits the fair cash value of the qualifying homestead based on the statutory senior-limitation rules.
Do seniors reapply every year?
Once the valuation limitation is granted, an eligible homeowner generally does not file a new application every year while continuing to qualify.
If household income exceeds the applicable county qualification amount in a later year, the applicant must notify the County Assessor and the limitation is not available for that year.

Unlike the additional $1,000 homestead exemption, the age-65 valuation limitation does not use the same $30,000 ceiling statewide. The Oklahoma Tax Commission publishes a separate HUD-based threshold for each county.

How Much Can Oklahoma Homestead Save?

This cannot be estimated simply by multiplying $1,000.
Savings depend on how much fair cash value would otherwise have increased, plus the tax district’s millage and any improvements or levy changes.
100% Disabled Veteran Oklahoma Property Tax Exemption
A qualifying Oklahoma resident veteran who has been honorably discharged and is certified by the U.S. Department of Veterans Affairs as having a qualifying 100% permanent service-connected disability can receive an exemption for the full fair cash value of the homestead.
Surviving spouse
The constitutional exemption also extends to an eligible surviving spouse of the qualifying veteran, subject to the applicable requirements.

Oklahoma Homestead Rules for Manufactured Homes
Form 921 specifically asks whether the residence is a manufactured home, whether the title is in the applicant’s name and whether the applicant owns the land beneath it.
Age 62+ manufactured-home personal-property exemption
A qualifying owner age 62 or older who owns and resides in a manufactured home located on land the owner does not own may qualify for a $2,000 personal-property exemption.
The person must meet the residency, head-of-household and income requirements. The 2026 income ceiling is the greater of:
- $22,000; or
- 50% of the applicable prior-year HUD median family income for the county/MSA.
Oklahoma Property Tax Credit or Refund — Form 538-H
Some low-income Oklahoma homeowners may qualify for a separate credit or refund based on property tax actually paid.

Do You Reapply for Oklahoma Homestead Every Year?
Generally, no. Once the basic Form 921 homestead exemption is granted, it normally continues while the owner continues to own and occupy the property and remains legally eligible.
Personal-property tax delinquency can affect homestead
The current Form 921 instructions describe a lesser-known Oklahoma rule: delinquent personal-property taxes appearing on the county’s personal-property tax lien docket can cause the homestead exemption to be cancelled for the following year if the delinquency remains unpaid.

1. How much is the Oklahoma homestead exemption in 2026?
The basic Oklahoma homestead exemption removes $1,000 from the property’s assessed valuation. It does not remove $1,000 from market value and does not provide a $1,000 cash refund. The actual tax savings equal the exempt assessed value multiplied by the applicable property-tax millage.
2. What is the Oklahoma additional homestead exemption?
A qualifying head of household whose gross household income from all sources for the preceding calendar year does not exceed $30,000 can receive an additional $1,000 assessed-value exemption. This is in addition to the ordinary $1,000 homestead exemption and is generally claimed through Form 994 with the County Assessor.
3. What is the Oklahoma homestead filing deadline?
The normal current-year deadline is March 15. Certain applications can also be timely when made within 30 days after receipt of an applicable notice of valuation increase, whichever deadline is later. A basic Form 921 filed too late for the current year can generally be used to establish the exemption for the following year if all next-year requirements are met.
4. Do I have to reapply for Oklahoma homestead every year?
Generally no for the ordinary basic homestead exemption. Once approved, it normally continues while the same qualifying owner owns and occupies the property and remains eligible. New owners must establish their own exemption. Additional income-based benefits can have separate annual filing or income-notification requirements.
5. What is the Oklahoma senior property valuation limitation?
It is a separate property-value limitation for a qualifying homeowner who is age 65 or older as of January 1, owns and occupies the homestead, and has prior-year gross household income no greater than the HUD-based qualification amount published for the county. Form 994 is used to apply. The limitation restricts fair cash value; it does not guarantee that the final dollar tax bill can never increase.
6. What is the Oklahoma homestead value-increase cap?
Under the current 2026 rules, qualifying homestead property generally receives a 3% annual fair-cash-value growth limitation, subject to applicable exceptions involving matters such as property transfers, conveyances and improvements. This general cap is different from the age-65 property valuation limitation.
7. Can a 100% disabled veteran pay no property tax on an Oklahoma homestead?
A qualifying Oklahoma resident veteran who meets the constitutional military-service, honorable-discharge and 100% permanent service-connected disability requirements can receive an exemption for the full fair cash value of the qualifying homestead. Form 998 is filed with the County Assessor, and the benefit can also extend to an eligible surviving spouse.
8. Can a manufactured home qualify for an Oklahoma homestead exemption?
Yes, but the tax treatment depends heavily on ownership of the land. A manufactured home located on land owned by the manufactured-home owner is generally assessed as real property and can qualify for normal homestead treatment. A manufactured home on land the owner does not own is generally personal property and may instead qualify for the separate Form 952 exemption if the owner meets the age, residence and income requirements.
9. Does renting part of my Oklahoma home automatically cancel homestead?
Not necessarily. Oklahoma law specifically provides that renting not more than three bedrooms does not by itself constitute commercial use or remove homestead treatment. Mixed residential and business property and owner-occupied multifamily property can require the County Assessor to separate or proportionally value the qualifying residential portion.
10. How do I appeal an Oklahoma homestead exemption denial?
A specific homestead-exemption rejection or change in the exemption amount generally carries a 10-day period after receipt of notice to file a written complaint with the secretary of the County Board of Equalization. A valuation-notice dispute uses a different procedure and generally has a 30-calendar-day informal-protest period. Read the notice carefully so you use the correct deadline.
