Dauphin County uses a Uniform Parcel Identifier (UPI) for real-estate identification. The UPI is also called a parcel number or Property ID in related county systems.

Paying a mortgage does not normally produce a new deed.
Dauphin County explains that the deed should have been delivered after the original property purchase. When the mortgage is paid, the lender generally sends a Mortgage Satisfaction to the Recorder showing that the mortgage obligation has been satisfied.
Can the Recorder Simply Change a Name on an Existing Deed?
No. Dauphin County explains that adding, removing or changing a name on the deed requires a new deed showing the change and then recording that new instrument.
Does a Deceased Spouse Have to Be Removed From the Deed?
Dauphin County’s Recorder FAQ says that generally this is not necessary when a married couple held the property as tenants by the entirety.
When the surviving spouse later sells or mortgages the property, the new deed or mortgage can explain that the other spouse is deceased.

Open the Dauphin County Recorder’s Simple Search and choose “I want a copy of my Deed.” Enter the owner’s name in Last Name, First Name format, add an approximate beginning and ending date and run the search. Open the likely result, verify the parties, property, UPI and recording date, then save the Instrument Number or Clerk File Number before printing or obtaining the document.
2. Can I search Dauphin County Recorder records by parcel number?
Yes. The Recorder provides a UPI Number search. Find the Property ID or UPI through Dauphin Property Info and enter it in the Recorder’s UPI search, using the county format such as 62-123-456-000-0000. You can also choose a document type and date range to narrow the results.
3. How far back do Dauphin County deed records go?
The Recorder states that deeds and miscellaneous documents are available from 1785 to the present. Mortgage records are available online from 1979 to the present. Search for a Mortgage Satisfaction rather than expecting a new deed. The Recorder explains that the deed is normally delivered after the original purchase, while the lending institution generally sends a mortgage satisfaction to the Recorder when the loan has been paid. 6. How much is Dauphin County Realty Transfer Tax?
The Dauphin County Recorder states that the general Realty Transfer Tax is 2% of the consideration or value of the property interest conveyed. Its FAQ describes that general amount as 1% to Pennsylvania, 0.5% to the municipality and 0.5% to the school district. Exempt transfers require the appropriate legal treatment and documentation.

The exact amount depends on the document, number of pages, names, parcels, UPI certification and applicable transfer tax. Dauphin County provides an official deed fee calculator and should be used immediately before recording. Qualifying real-estate documents currently require a $20 UPI certification fee per parcel, and the county increased its Judicial Computer Project fee by $1 effective December 1, 2025.
