Fort Bend Property Records, Appraisals and Tax Help
Search Fort Bend County property by owner, address or property ID, then review market value, appraised value, exemptions, land and improvement details, taxing jurisdictions and value history.
This guide also explains the certified 2026 appraisal roll, Fort Bend CAD’s separate online exemption and protest systems, tax-payment fees, deed verification, evidence requests and what buyers should check before relying on a property record.
Start With the Right Fort Bend County Portal
A property value, homestead application, appraisal protest, tax balance and recorded deed involve separate systems. Choose the task below before entering personal or property information.
Find a property account
Review ownership, property ID, values, exemptions, legal-description data, land and improvement details.
Explore the parcel map
Locate the parcel, review aerial imagery and compare surrounding appraisal accounts through the official GIS link.
Open Fort Bend CAD map →File a value protest
Choose the account-based Online Appeal, the no-account eFile form, mail or in-person delivery.
Compare protest methods →Apply for homestead
Create an exemption-portal account, submit the application, upload identification and monitor the application status.
Open exemption portal →Check or pay taxes
Use the Fort Bend County Tax Office system for current balances, statements, receipts and online payment.
Open tax search →Verify a deed or lien
Use the County Clerk’s Official Public Records for deeds, mortgages, easements, plats and recorded liens.
Search recorded documents →How to Search Fort Bend CAD Property Records
The official search works best when you begin with one strong identifier. Entering a complete postal address or a long legal owner name can hide the correct record when the database uses abbreviations.
Owner search
Best for locating every account under a person, estate, trust or company. Search less text first and add another word only when necessary.
Address search
Best for houses and commercial sites with a known location. The situs address may differ from the owner’s mailing address.
Property-ID search
Best for appraisal notices, evidence requests, exemption applications and repeat access to one exact account.
Bulk or professional research
Use FBCAD’s certified data, residential and commercial segments, open-data hub or property export instead of manually opening hundreds of accounts.
How to Read a Fort Bend CAD Property Record
| Record field | What it means | What to verify |
|---|---|---|
| Property or account ID | The appraisal district’s identifying number for that account. | Use it on exemption, appeal, evidence and account-correction requests. |
| Owner name | The ownership name currently carried in FBCAD’s appraisal database. | A recently recorded deed may not yet appear. Verify legal ownership with the County Clerk. |
| Mailing address | The address used for appraisal correspondence and notices. | It can differ from the property’s physical address and should be kept current. |
| Situs address | The physical location assigned to the property. | Vacant or rural property may not display a conventional street address. |
| Legal description | An abbreviated lot, block, subdivision, reserve, survey or tract description. | Confirm it through the deed, plat and survey before legal or construction use. |
| Market value | FBCAD’s opinion of market value as of January 1 for the selected appraisal year. | Review the land, improvements, condition, class and appraisal year. |
| Appraised value | The value after applicable appraisal limitations or special treatment. | It can differ from market value when a homestead cap or another limitation applies. |
| Taxable value | The amount remaining for a taxing unit after its applicable exemptions. | Different units can display different taxable values. |
| Exemptions | Approved homestead, age-65, disability, veteran or other exemption information. | A missing code may indicate no filing, pending review, denial or an account mismatch. |
| Land details | Acreage, square footage, land class, neighborhood or unit information used in appraisal. | Check size, use and location coding for obvious errors. |
| Improvement details | Houses, buildings and other structures associated with the parcel. | Verify living area, year built, condition, quality, class and improvement count. |
| Taxing units | The county, city, school district, MUD, LID, ESD and other units associated with the location. | Fort Bend properties can have very different jurisdiction combinations. |
How to Use the Fort Bend CAD Interactive Map
FBCAD links to an interactive GIS system and an open-data hub. The map is useful for finding the parcel, viewing nearby properties and understanding the appraisal account’s location.

How to Check Fort Bend County Tax Rates
FBCAD does not set property-tax rates. Fort Bend County, cities, school districts, MUDs, LIDs, ESDs and other governing bodies adopt their own rates.
Basic tax-estimate formula
Taxable value ÷ 100 × adopted rate = estimated tax for one taxing unit.
Repeat the calculation for each unit on the property account. Use that unit’s taxable value because exemptions can differ between the county, school district, city and special districts.
What to Verify Before and After a Fort Bend Property Sale
Before buying
- Match the FBCAD parcel to the deed description.
- Review land and improvement characteristics.
- Check every taxing unit and special district.
- Review current and delinquent tax balances.
- Do not assume the seller’s exemptions transfer.
After closing
- Confirm the deed was recorded.
- Allow time for the FBCAD owner update.
- Update the mailing address if necessary.
- Apply for homestead when eligible.
- Review notices sent under the former owner’s name.
For new construction
- Review the appraisal year and completion status.
- Check living area and improvement details.
- Understand that new improvements are outside the normal homestead-cap calculation.
- Verify MUD, PID, LID and utility-district obligations.
- Budget using the finished-home taxable value.
Fix Common Fort Bend CAD Search and Filing Problems
| Problem | Likely reason | Best next step |
|---|---|---|
| No owner-name result | Different spelling, trust, estate, company or recent deed transfer. | Search the last name or distinctive company word, then try the address. |
| No address result | Street abbreviation, unit formatting, new construction or nonstandard situs address. | Use the street number and base street name, then search by property ID. |
| New owner not displayed | The deed may be recorded but not yet processed into FBCAD’s ownership records. | Verify recording through the County Clerk and contact FBCAD if the delay continues. |
| Homestead portal cannot match property | Owner-name difference, recent purchase, wrong property ID or incomplete ownership update. | Confirm the deed and CAD account, then contact FBCAD before creating duplicate applications. |
| Online Appeal login fails | Account not created, password issue, wrong email or browser problem. | Use the password-recovery option or choose the no-account eFile method before the deadline. |
| Duplicate protest status | The owner filed online and also mailed or dropped off a second protest. | Contact FBCAD’s Appeals Team and provide both confirmation details. |
| Evidence packet not available | No protest on file, wrong property ID or request submitted too early or under another owner. | Verify the protest confirmation and submit the official evidence-packet request. |
| Tax payment page stalls | Browser cache or redirect problem. | Clear the browser cache or use another current browser, as advised by the Tax Office. |
| Payment not posted | Processor delay, rejected transaction or payment applied to another account. | Keep the receipt and contact the collector shown on the statement. |
| GIS parcel line appears wrong | Mapping lag, parcel split, plat issue or nonsurvey representation. | Compare the map with the recorded plat, deed and survey. |
