How to Read a Fort Bend CAD Property Record

Record field What it means What to verify
Property or account ID The appraisal district’s identifying number for that account. Use it on exemption, appeal, evidence and account-correction requests.
Owner name The ownership name currently carried in FBCAD’s appraisal database. A recently recorded deed may not yet appear. Verify legal ownership with the County Clerk.
Mailing address The address used for appraisal correspondence and notices. It can differ from the property’s physical address and should be kept current.
Situs address The physical location assigned to the property. Vacant or rural property may not display a conventional street address.
Legal description An abbreviated lot, block, subdivision, reserve, survey or tract description. Confirm it through the deed, plat and survey before legal or construction use.
Market value FBCAD’s opinion of market value as of January 1 for the selected appraisal year. Review the land, improvements, condition, class and appraisal year.
Appraised value The value after applicable appraisal limitations or special treatment. It can differ from market value when a homestead cap or another limitation applies.
Taxable value The amount remaining for a taxing unit after its applicable exemptions. Different units can display different taxable values.
Exemptions Approved homestead, age-65, disability, veteran or other exemption information. A missing code may indicate no filing, pending review, denial or an account mismatch.
Land details Acreage, square footage, land class, neighborhood or unit information used in appraisal. Check size, use and location coding for obvious errors.
Improvement details Houses, buildings and other structures associated with the parcel. Verify living area, year built, condition, quality, class and improvement count.
Taxing units The county, city, school district, MUD, LID, ESD and other units associated with the location. Fort Bend properties can have very different jurisdiction combinations.
Market value, appraised value and tax bill are three different numbers. FBCAD determines appraisal values. Taxing units adopt rates, and the appropriate tax collector calculates the bill using certified taxable values.

Search with the property ID or situs address. A property identifier reduces confusion in subdivisions where street names, owner names or unit numbers are similar.
Select the parcel and compare identifiers. Match the property ID, owner, legal-description information and address with the regular property-search page.
Review nearby properties carefully. A neighboring parcel can help with research, but location alone does not make it a valid market or equity comparable.

Use a survey for legal boundaries. Do not place a fence, building, driveway, pool, utility line or other improvement using only the online parcel outline.
Mapped parcel lines do not establish easements, setbacks or buildable area. Review recorded plats, surveys, deed restrictions, utility documents and city or county development requirements before construction.

Fort Bend CAD 2026 Certified and Supplemental Data

FBCAD certified the 2026 appraisal roll and released several official data products in July. The district also released its first 2026 supplemental file on July 23 for changes entered after certification.

How to Check and Pay Fort Bend County Property Taxes

The Fort Bend County Tax Office currently provides online account search, payment, certified-statement registration and property-tax documents for accounts it collects.

Open the official Fort Bend County tax system. Use the county property-tax search.
Search using the strongest account information. Try the tax account number, owner name or property address and compare every matching result.
Confirm the collector and tax years. Review current and prior years, penalties, interest and any delinquent amount before selecting a payment.
Add the correct account to the shopping cart. For escrow or multi-account payment, verify each account number, owner and tax year before continuing.
Select the payment method. The county currently lists online credit/debit payment and e-check options.
Review the convenience fee. The payment processor’s fee is separate from the property tax and is displayed before final authorization.
Save the confirmation. Retain the account number, paid tax year, date, amount, confirmation number and receipt.

Post-dated checks are deposited when received. The Tax Office states that it deposits checks upon receipt regardless of the date written on the check.
Application and status tracking

Fort Bend Homestead, Veteran and Agricultural Exemptions

FBCAD uses a Just Appraised portal for online homestead filing and application tracking. The district also publishes downloadable forms through its eServices page.

Search the property before beginning. Confirm the owner, property ID and situs address through the official FBCAD property search.
Open the official exemption portal. Go to the FBCAD Just Appraised portal.
Create an account or sign in. Use an email address you can access because account verification, application updates and document requests may be delivered electronically.
Select the correct property. Match the owner, property ID and address before entering application information.
Complete every applicable section. Provide ownership, acquisition date, occupancy date, applicant information and qualification details.
Upload readable identification and supporting documents. FBCAD requires a clear copy of a current Texas driver’s license or Texas identification card for a normal residence-homestead application.
Submit and save the confirmation. Keep the application number, submission date and complete copy of every uploaded file.

Homestead checklist

  • You own an interest in the property.
  • You use it as your principal residence.
  • The application identifies every required owner.
  • The identification copy is clear and current.

Inherited homestead checklist

  • Provide the applicant’s identification.
  • Document the ownership interest.
  • Provide the former owner’s death certificate.
  • Include a recent utility bill when required.

Most exemption and special-appraisal applications use an April 30 deadline. Residence-homestead late-filing rules may still help eligible owners after April 30, so contact FBCAD rather than assuming the opportunity has ended.

How to Protest a Fort Bend County Appraisal

The normal 2026 deadline was May 15, 2026, or 30 days after FBCAD mailed the appraisal notice, whichever was later. FBCAD states that a late protest may be considered for good cause only before the ARB approves the appraisal records.

Do not file the same protest through multiple methods. FBCAD warns that duplicate filing—such as online plus mail—can create processing delays.
Read the complete appraisal notice. Confirm the property ID, market value, appraised value, exemptions, property description and deadline.
Select the correct protest ground. Common grounds include excessive value, unequal appraisal, incorrect property characteristics, ownership, exemption denial or special-appraisal denial.
Choose one filing method. Use Online Appeal, no-account eFile, mail or in-person drop-off. Save the confirmation or delivery proof.
Request an informal conference when useful. FBCAD conducts informal conferences remotely with an appraiser. A Notice of Protest must already be filed.
Request the ARB evidence packet. Submit the official evidence-packet request early after filing.
Review FBCAD’s property data and comparables. Check building size, class, condition, land data, sales and equity comparables before preparing your response.
State the result you are requesting. Identify a supported value, exemption approval or property-record correction instead of presenting only a complaint.
Attend the formal ARB hearing if unresolved. FBCAD states that formal hearings are conducted at 2801 B.F. Terry Boulevard in Rosenberg.

FBCAD values property as it existed on January 1. Damage, unfinished construction or condition evidence should show that the issue existed on or before the January 1 appraisal date.

Fort Bend County Appraisal and Tax Dates

January 1 — appraisal date Property condition, ownership, use and taxable business assets are generally evaluated as of January 1.
April 15 — general rendition deadline Most business-personal-property renditions are generally due April 15, with extension rules available when properly requested.

How to Check Fort Bend County Tax Rates

FBCAD does not set property-tax rates. Fort Bend County, cities, school districts, MUDs, LIDs, ESDs and other governing bodies adopt their own rates.

Repeat the calculation for each unit on the property account. Use that unit’s taxable value because exemptions can differ between the county, school district, city and special districts.

Before buying

The seller’s tax bill can be a poor estimate for a new buyer. Existing exemptions, appraisal limitations, incomplete construction and different ownership status can make the buyer’s future taxable value materially different.
